About The Position

The HVAC Maintenance Tech (also known as the Specialty Services Technician- HVAC) plays a vital role in ensuring resident satisfaction by providing prompt, reliable and safe service. This position is responsible for diagnosing and repairing HVAC Systems by identifying issues, completing service requests, and performing repairs in accordance with company standards, HVAC training, and safety protocols. In addition, the Specialty Services Technician- HVAC performs regular preventive maintenance on systems including, but not limited to, boilers, water heaters, air conditioning units, air exchangers, forced air furnaces, CO2 detectors and dryer exhaust systems. All work must be completed in a cost-effective and timely manner to support overall property profitability. Requirements

  • High School Diploma or GED.
  • Strong mechanical aptitude and proficiency in advanced HVAC repair techniques.
  • Strong problem-solving skills with attention to detail.
  • Excellent customer service and communication skills.
  • Ability to operate common office equipment, basic computer skills, and mobile devices.
  • Must possess a reliable vehicle, valid driver’s license, acceptable driving record and meet company insurability requirements.
  • Proficiency in English for reading, writing and verbal communication.
  • Compliance with business needs and/or state, local and federal laws may dictate required certifications and licensures for a region or specific location.

Nice To Haves

  • Minimum of 3 years’ experience in maintenance and operations of Heating, Ventilation, and Air Conditioning (HVAC).
  • Journeyman HVAC license.
  • Minnesota low pressure boiler license.
  • Active EPA Certification.
  • Familiarity with commercial boilers.

Responsibilities

  • Diagnose HVAC issues, complete service requests, and perform repairs in alignment with company standards, HVAC training, and safety protocols
  • Perform regular preventive maintenance on systems including, but not limited to, boilers, water heaters, air conditioning units, air exchangers, forced air furnaces, CO2 detectors and dryer exhaust systems in a cost-effective and timely manner to support property profitability.
  • Prepare open apartments for rental within 24 to 72 hours. This may include coordinating the work of other team members or vendors.
  • Build and maintain long-term relationships with residents by addressing and responding to requests, questions, and concerns, making referrals to direct manager or site/property team members as appropriate.
  • Complete assigned inspections or services requests related to HVAC systems, ensuring compliance with Goldmark standards.
  • Provide recommendations for repair or replacement when necessary.
  • Ensure all work is completed professionally, leaving residents’ homes clean after service.
  • Maintain an organized inventory of routine parts and supplies to ensure efficient work completion.
  • Responsible for making sound financial decisions which contribute to the overall profitability of the properties.
  • Perform seasonal maintenance tasks as required to support the properties.
  • Maintain the attractive internal and external appearance of all buildings and grounds, which may include removing debris and weeds, and reporting maintenance needs promptly.
  • Assist with daily building inspections, focusing on preventive maintenance to reduce future issues and costs.
  • Complete and document all repairs and conditions of assets that received preventive care, ensuring accuracy and compliance with Goldmark standards.
  • Collaborate with leadership and support teams as appropriate.
  • Create goals, processes, and habits to foster personal growth and development.
