About The Position

Immanuel Communities is seeking a Maintenance Tech-HVAC to work at Deerfield located at 13731 Hickman Road, Urbandale, IA 50323. Deerfield has 122 independent living apartment homes, 32 independent living patio homes, 20 assisted living, 24 residential care apartment homes and 30 long-term care/skilled nursing suites. The schedule for this Full time Days shift is Monday through Friday, starting between 7:30 AM and 8:30 AM and ending between 4:00 PM and 5:30 PM. The position also includes an on-call rotation for one week each month. Pay will be based upon experience, certifications, skills and education. The primary purpose of this role is to ensure that all utilities within Immanuel communities remain fully operational. Key responsibilities include repairing and maintaining the facility’s mechanical systems and equipment, including heating and cooling systems, appliances, plumbing, and emergency power, to support a safe, efficient, and well-functioning environment.

Requirements

  • High School Diploma/GED is required.
  • Two (2) years of maintenance technician experience is required.
  • EPA certification is required.
  • Certification in Trade HVAC/Electric/Plumbing is required.
  • OSHA 10 Hour Certification required within one year of start date.
  • Valid driver’s license may be required.
  • Knowledge of energy management systems.
  • Knowledge of mechanical principles, HVAC principles, electrical systems, and basic plumbing.
  • Proficient in reading and interpreting electrical schematics, blueprints, and technical manuals, including computer-based documentation, to troubleshoot and perform maintenance effectively.
  • Skills in basic plumbing such as snaking drains, disposals, and sink pop-ups.
  • Proficient in diagnosing and repairing electrical issues, including troubleshooting light fixtures and repairing or replacing ballasts.
  • Skills in solving mechanical problems.
  • Ability to provide excellent customer service and communicate with all types of people.
  • Ability to determine installation, service, or repair needed.
  • Ability to work safely while adhering to OSHA, EPA, and relevant regulatory guidelines.
  • Ability to diagnose maintenance problems and seek resolutions.
  • Ability to manage time and prioritize projects wisely.
  • Ability to understand low voltage controls.
  • Ability to be on-call.

Nice To Haves

  • Associate’s degree is preferred.
  • Knowledge of Split system's units preferred.
  • Masters Degree in Engineering is preferred.

Responsibilities

  • Maintains energy management system.
  • Performs preventative maintenance and repair on heat pumps or other HVAC units.
  • Conducts thorough weekly, monthly, and annual generator inspections to ensure optimal performance, reliability, and compliance with safety standards.
  • Performs monthly water temperature checks and maintains log.
  • Uses electronic work order system to prioritize/organize orders.
  • Completes assigned work orders fully, with accurate time tracking and detailed notes, ensuring all maintenance tasks are addressed efficiently and thoroughly.
  • Performs comprehensive preventive maintenance on equipment and systems to ensure optimal functionality, longevity, and efficiency. Identifies potential issues early, conducts necessary adjustments or repairs, and maintains detailed records of all maintenance activities.
  • Completes all necessary apartment turnover tasks, including servicing, repairing, and replacing fixtures and appliances as needed. Ensures units are move-in ready by conducting thorough inspections, addressing maintenance issues, and adhering to quality standards and timelines.
  • Performs other duties as assigned or requested.
  • Ensures all work areas remain clean, organized, and free of hazards to promote a safe and efficient working environment.
