About The Position

The Commercial Account Manager is responsible for driving revenue growth by developing new commercial accounts and managing existing service agreements. This role serves as the primary point of contact for commercial clients, ensuring exceptional customer service, timely contract renewals, and the successful execution of maintenance agreements. The position requires a strong focus on relationship-building, sales strategy, and coordination with internal teams to deliver reliable HVAC service solutions. The ideal candidate is a self-motivated, results-oriented professional with a strong work ethic, excellent communication skills, and a commitment to customer satisfaction.

Requirements

  • High school diploma or equivalent required.
  • Strong understanding of sales principles and account management strategies.
  • Familiarity with commercial service agreements, maintenance contracts, or facility management is highly desirable.
  • Basic knowledge of HVAC systems, equipment, and service practices preferred (can be learned on the job).
  • Proficiency with customer relationship management (CRM) software and Microsoft Office suite (Excel, Word, Outlook).
  • Knowledge of business operations, budgeting, and contract negotiation principles.
  • Awareness of local market trends and competitors in the HVAC and service industry.
  • Ability to analyze customer needs and provide appropriate service solutions.
  • Strong problem-solving skills and decision-making abilities.
  • Excellent verbal and written communication skills.
  • Ability to maintain accurate records and track sales activity effectively.
  • Professionalism in all customer interactions, with strong organizational and time-management skills.
  • Must have a track record of successfully creating a mutually beneficial partnership with customers.

  • Must be able to work effectively in all weather conditions, drive a vehicle, sit, stand, bend, reach and sit at a desk for extended periods of time

Responsibilities

  • Develop New Business: Identify, contact, and close new commercial service agreement opportunities with building owners, property managers, and facility decision-makers.
  • Manage Existing Accounts: Maintain strong relationships with current customers through regular communication, service follow-ups, and proactive renewal discussions.
  • Service Agreement Management: Review customer equipment data, service schedules, and renewal dates to ensure timely contract renewals and accurate agreement pricing.
  • Sales Pipeline Development: Build and manage a consistent pipeline of qualified leads through networking, referrals, cold calls, and professional outreach.
  • Proposal Preparation: Prepare and deliver detailed service proposals, cost estimates, and maintenance agreements tailored to each client’s needs.
  • Coordinate Internal Resources: Work closely with service managers, technicians, and administrative staff to ensure agreements are executed accurately and efficiently.
  • Customer Retention & Satisfaction: Monitor customer satisfaction, address service concerns promptly, and ensure customers receive value from their maintenance programs.
  • Reporting & Documentation: Maintain detailed records of client communications, sales activity, and contract status within the company’s CRM system.
  • Market Awareness: Stay informed of competitor pricing, local market trends, and new technologies to position Howell’s Heating & Air competitively.
  • Compliance & Professional Standards: Uphold company policies, safety standards, and ethical business practices while representing Howell’s Heating & Air in the community.
