Purpose : The Maintenance Supervisor (MS) will collaborate with the Maintenance Manager (MM) to effectively direct and manage SMR maintenance operations for their property. This leadership role will supervise the maintenance and overall upkeep of guest rooms or condos, guest public areas, food facilities, common areas, waterpark and pool areas, hotel grounds, and maintenance areas.

  • Digitally savvy with the ability to become knowledgeable, in regard to team member training, learn and use of the Purple Cloud system and Paycor system is required.
  • High school diploma or equivalent is required.
  • 2 year or more maintenance experience is required.
  • 1 or more years directly supervising a minimum of 4+ team members in a relevant field is required.
  • HVAC and CPO or ability to obtain within 6 months of work start date.
  • Valid driver’s license and ability to be on company insurance.
  • Ability to deal with a diversified workforce.

Nice To Haves

  • Technical certifications and/or vocational training in relevant fields is preferred.
  • Proven experience in hotel engineering, facility maintenance, or in a related role.
  • Hospitality experience within the Hotel / Condo / Residential Industry is preferred.
  • Strong knowledge of HVAC, electrical, plumbing, and mechanical systems.

Responsibilities

  • Support and assist the Maintenance Manager to achieve minimal breakdowns, efficient maintenance costs, and maintenance goals in accordance with all property and Maintenance Manuals.
  • Maintain and monitor daily operations of a maintenance technical team including, but not limited to, all guest rooms, buildings, activities, waterpark and grounds maintenance.
  • Ensure all assigned work orders are complete as reported through the property management computer system.
  • Uphold the safe and efficient use of equipment, tools, and person; report any injury, accident, or unsafe condition to supervisor immediately.
  • Maintain records and documentation related to repairs made.
  • Respond to action items and guest related items or problems promptly and effectively troubleshoot / repair to prevent reoccurrence.
  • Follow all safety procedures and actively participate and/or lead safety training.
  • Ensure compliance through safety system ownership.
  • Meet approved preventative maintenance goals for each period.
  • Maintain any chemicals, equipment, and areas to company standards as assigned.
  • Communicate with my manager and property managers regarding projects, inventory, emergency maintenance issues, and guest impact items.
  • Work with the local health department, fire inspector, and other state or local agencies to maintain compliance.
  • Maintain the highest level of cleanliness, maintenance, and care throughout property grounds, pool areas, activity areas, common areas, and back of house areas.
  • Compliance with TOSHA certifications, biohazards procedures and responsibilities for safety in handling.
  • Knowledge and ability to comply with all company operating policies and procedures.
  • Perform various tasks relating to projects and other duties as assigned by the Maintenance Manager or General Manager.
  • Create two-way communication with team members by providing regular feedback and immediate instruction when necessary.
  • Collaborate with other team members and my supervisor to communicate issues and coordinate tasks to ensure SMR operations run cohesively and efficiently.
  • Train and monitor maintenance team members for compliance with required waterpark and pool maintenance.
  • Receive and review requests for maintenance, prioritize maintenance activities, and delegate assignments to the team based on urgency and availability of resources.
  • Contributes to building a positive team spirit.
  • Interact with team members and guests in a positive and friendly manner, in all situations.
  • Align with SMR promise for guest satisfaction and future hotel stays through leading by example and teaching excellent guest service.
  • Consistently focus on attention-to-detail for safety, cleanliness, organization, maintenance, and property care.
  • Personally, demonstrate a commitment to SMR standards by responding to management and team members promptly.
  • High standard of accuracy in all aspects of the job and other project assignments.
  • Inspect building and grounds regularly to identify current and potential maintenance needs.
  • Supervise planned corrective, preventative, and predictive maintenance activities to ensure maintenance targets and goals are achieved.
  • Maintain strict confidentiality and excellent judgment regarding privileged information.
  • Ensure my work areas are safe, organized and maintained.
