About The Position

The Property Risk Specialist is a key contributor to Kendall Partners’ operations team, responsible for evaluating properties with accuracy, consistency, and professionalism. This role coordinates and performs full home inspections, supports asset scoring and risk assessment, and ensures clear communication between operations, asset management, and construction. By capturing high-quality photos, videos, and field notes, the Property Risk Specialist provides critical data that supports investment decisions and drives efficient, trusted real estate experiences across Chicagoland. This position requires strong communication skills, comfort working both independently and outdoors, reliability in following established processes, and a commitment to using technology to streamline workflows. As an integral member of the Operations Team, the Property Risk Specialist ensures properties move smoothly from contract to disposition while upholding our company core values: Integrity, Commitment, Humility, and Growth.

Requirements

  • Standard work availability Monday–Friday (approx. 7:30 a.m.–5:30 p.m.)
  • Willingness to work outdoors in varying weather conditions.
  • Strong communication, organization, and follow-through.
  • Proficiency with technology, including mobile apps and digital documentation tools.
  • Valid driver’s license and clean driving record.
  • Ability to safely operate a company vehicle and use company-provided technology (phone, apps, devices, inspection tools).

Responsibilities

  • Coordinate with internal teams to schedule timely full-home inspections upon receipt of purchase agreements.
  • Conduct detailed exterior and interior inspections across the Chicagoland area, ensuring accurate documentation of all property conditions.
  • Capture high-quality photos, videos, and field notes using CompanyCam; upload and organize media daily.
  • Occasionally perform recurring property checks and assist in final walks to support smooth closings.
  • Work outdoors regularly and uphold safety standards on all job sites.
  • Collaborate with asset management and construction teams to evaluate risks, identify repair needs, and support investment decision-making.
  • Develop estimates for construction team using company technology
  • Communicate seller and property information clearly to support efficient transaction coordination.
  • Participate in daily huddles, weekly meetings, and other recurring team touch-points.
  • Maintain consistent alignment with the Operations Team to ensure streamlined processes and strong cross-department collaboration.
