About The Position

The HOA Maintenance Manager will be responsible to maintain systems and structures, including regular maintenance, service needs, and overseeing and scheduling contractor/service visits. The HOA Maintenance Manager will create and operate a proactive culture of preventative maintenance, and may be involved with project management of club building maintenance. Requirements

  • Demonstrates respect for and appreciation of Hawaiian values, history and culture, understanding its implication in one’s work, in fostering meaningful relationships, and in embracing the community served.
  • A minimum of 5 – 10 years of experience and proven success in a residential maintenance position for luxury homes or condos.
  • Experience with Pool, HVAC, plumbing, drywall, electrical, carpentry, appliance and painting repairs.
  • Positive attitude, professional demeanor, and exceptional communication and interpersonal skills to deliver service to members, guests and team members.
  • Problem Solving/Analysis.
  • Experience and ability to work both independently and in a team-oriented, collaborative environment
  • Ability to conform to shifting priorities, demands and timelines.
  • Ability to listen and respond effectively, provide feedback and recommendations as required to meet project needs
  • Must be professional and maintain the ability to communicate at different levels, in verbal and written form.
  • Proficient in computer programs and iPhone applications such as Excel, Word, Egnyte and Breezeway.
  • Ability to stay calm and focused during the busiest of times.
  • Ability to work a flexible schedule, including evenings, weekends, and holidays and a shift greater than eight (8) hours in length.
  • Ability to be called after normal hours in an emergency.
  • Must be able to lift up to 50lbs.
  • Ability to meet the physical demands of the position including, but not limited to, working indoors and outdoors, standing, walking, and moving for periods of greater than four (4) hours, and lifting, carrying, bending, stooping, squatting, reaching, pushing and pulling

Responsibilities

  • Carry out daily inspections of the facilities to identify and resolve any issues.
  • Maintain the residences for the comfort and satisfaction of residence owners and guests.
  • Create and oversee preventative maintenance programs and checklists for maintenance items.
  • Analyze and source equipment needs in collaboration with the RS Director.
  • Source, stock and inventory maintenance spare parts and materials.
  • Monitor maintenance equipment inventory and place orders when necessary.
  • Diagnose and repair pool equipment as necessary.
  • Cover time off for any direct reports.
  • Keep maintenance logs and report on daily activities.
  • Coach, mentor, train and develop training programs for the HOA Tech team.
  • Ensure that correct methods of work and proper formats for routines are implemented in the HOA Tech Training programs.
  • Inspects work performed by maintenance and pool technicians to ensure quality of service and productivity.
  • Build and upkeep long-term relationships with contractors and service providers.
  • Ensure all work and activities are executed in a safe manner and compliant with general safety regulations.
  • Manage the maintenance expenses by ensuring best practices in the industry.
  • Be responsible for keeping the workshop organized, safe and compliant with OSHA standards.
  • Act as a leader for the Residential Services department.
  • Comply with all Company policies and procedures.
