About The Position

Relates to maintenance work necessary to maintain buildings, grounds and equipment.

Requirements

  • High School Diploma, or equivalent, with vocational school training or three years Grounds Maintenance related employment or a combination thereof.
  • Ability to gain a good general knowledge of the Maintenance work order and inventory control system and to correctly complete paper work. Ability to use initiative, work independently and take appropriate action on unassigned tasks. Ability to establish and maintain effective working relationships with others, deal tactfully with the public, and retain proprietary information as confidential. Ability to understand and follow written and/or verbal instructions. Ability to comply with Authority attendance policies.
  • A valid Oklahoma Driver license with an acceptable driving record.
  • Able to lift, raising or lowering, 50 pounds. Near vision sufficient to read and complete work orders and forms. Hearing and speech sufficient to communicate effectively in person and by radio and telephone. Ability to stretch, bend, stoop, lift and reach for extended periods of time. Ability to access all areas of Authority properties. Work conditions include daily exposure to one or more disagreeable factors, such as fatiguing physical exertion, burns, sprains, noise, glare, weather, etc. All physical requirements are evaluated based on the ability to perform, with or without reasonable accommodations under the ADA.

Responsibilities

  • Performs general yard, lawn or grounds maintenance duties including, but not limited to, grass cutting, edging, fertilizing, etc.; cultivating yards, shrubs flower beds; trimming shrubs; watering lawns, shrubs, flower beds; cutting, rolling, tamping and laying sod; building fences and working concrete; cleaning out vacant units; picking up and hauling trash and heavy loads; removal of ice, snow and trees. Operates heavy duty equipment related to above activities including up to 2 1/2 ton dump truck.
  • Secure unoccupied units. Clean, paint and repair (make-ready) unoccupied units. Make-ready can encompass the following activities: painting; cleaning; drywall repairs/installation; floor care and ceramic/vinyl tile repairs; caulking; door repairs; door locks; basic plumbing and electrical; window and door screen repairs and siding repairs.
  • Must be available for emergency, after-hours, weekend and holiday work.
  • Must comply with OCHA policies and procedures. Performs other duties as assigned.
  • Perform other duties as assigned by Maintenance Supervisor or Housing Manager.
