Reporting to the Sr. Director of Property Management, the General Manager will manage multiple properties and Property Management employees as directed by the Sr. Director of Property Management and in accordance with the standards and procedures of JLL. The goal is to provide our client and tenants with the highest level of service available. You are responsible for all aspects of client and tenant satisfaction. As the lead professional, you will also be responsible for preparing budgets and financial reports, managing TI’s and/or capital improvement projects, and developing your staff. You will be an excellent communicator (both written and verbal) to both clients and tenants to ensure an ongoing, successful relationship. The General Manager will be expected to independently manage multiple non-acute portfolios and the management teams that service each portfolio. The Group Manager is responsible for working directly with the Senior Director, Property Management, and clients to ensure a thorough understanding of the asset performance and utilization objective and the development of acceptable portfolio strategic plans and operating and capital budgets.

Requirements

  • Ability to read, analyze, and interpret legal documents (lease documents, claims of lien, etc.), general business periodicals, professional journals, technical procedures, or government regulations.
  • Ability to produce well-written reports, business correspondence and procedure manuals.
  • Ability to effectively present information and respond to questions from senior level management, clients, customers, peers, and the public.
  • Excellent interpersonal and management skills for interaction with owners, tenants, internal and external clients.
  • Possesses proven financial and accounting acumen.
  • Significant experience in budgeting, financial, and asset management
  • Highly motivated and proficient at multi-tasking, experience prioritizing day-to-day operational issues coupled with a leadership role in departmental initiatives.
  • Proficient knowledge of Microsoft Office/Suite, and any other software program or technology identified as standard for JLL or requested by the Client.
  • Must have working knowledge in various budget applications.
  • Real estate license within your jurisdiction is required.
  • Minimum of ten (10) years of commercial real estate or property management experience including budget preparation/financial reporting, familiarity with building systems, lease negotiations, documentation, and administration.
  • Must have experience at managing people, specifically, a staff of three (3) or more.
  • Must be willing to travel to the market sites in California.
  • Candidates must be authorized to work in the United States without employer sponsorship.

Responsibilities

  • Advise team with lease administration and lease negotiations
  • Communicate effectively with Director on all significant operating, financial, leasing, and administrative issues
  • Ensure the JLL standards are implemented, met, and maintained, this includes all policies/procedures, systems and standards and initiative compliance
  • Participate in the development and implementation of strategically oriented plans to meet the management service’s needs
  • Oversee preventative maintenance programs
  • Oversee a tenant retention program
  • Oversee tenant improvement, construction projects and capital improvements as required
  • Ensure that insurance requirements are met for all properties and tenants
  • Capable of independently managing a geographically dispersed non-acute portfolio
  • Oversee financial and operational controls in accordance with the Company and/or owner requirements
  • Prepare and review annual property business plans, monthly operating reports, and P&L responsibility
  • Inspect properties to assure the quality of operations and control
  • Interface with clients to meet or exceed their expectations regarding the operational, financial, and marketing efforts for their portfolio
  • Staffing and compensation recommendations
  • Train and develop direct reports to promote from within
  • Perform mid-year and annual performance evaluations
  • Coordinate with Sr. Director and Human Resources to address any performance issues
  • Carries out supervisory responsibilities in accordance with the JLL policies and applicable laws
  • Assist with complex, large, and mid-size transactions with high level of expertise
  • Deliver value by negotiating favorable economic and flexible lease terms
  • Work with IT to customize reports, dashboards, and analytics specific to account team usage, monitor progress and report status
  • Work on programs and initiatives within the account that that supports JLL Healthcare pursuit of new business, and/or refine the quality of service delivered to existing clients
