About The Position

The primary purpose of the General Maintenance Trainee is to provide maintenance services as needed and/or assigned; assisting in a wide variety of maintenance activities; addressing operational and/or safety concerns; assisting skilled trades and ensuring that tools, material are maintained in good working order and are available at the job site when needed. The General Maintenance Trainee will also fully engage in required training, meetings with their case manager, work supervisor and Project Manager to discuss their work skills and areas that need to be improved upon. Essential Functions: General maintenance and repair of building, equipment and grounds. Performs a variety of work in the maintenance and repair of building, equipment and grounds including carpentry, electrical, plumbing, masonry, and painting tasks; repairs structures such as floors, showers, sinks, walls, roofs, cleans debris from roof drains as necessary; performs minor troubleshooting and repair door hinges and hardware, changes filters on various ventilation units; maintains kitchen appliances; reports mechanical malfunctions, moves and assists in moving furniture and equipment, identifies projects requiring the services of a higher skilled crafts person, completes service requests and updates work logs for specific requirements, activates and deactivates building alarms; as part of site support team, assists with special projects periodically as directed; maintains clean, safe, and orderly work sites, performs snow removal as required and directed by his supervisor. Carpentry: Performs basic rough and finished carpentry repair of structures including but not limited to partitions, walls, doors, door hardware, and light fixtures etc. Electrical: Performs basic electrical repair work including but not limited to switches, outlets, plugs, cables, appliances, and lighting systems; reports unsafe electrical conditions. Plumbing: Identifies and performs basic repairs of plumbing including but not limited to leaks or breaks; opens clogged lines and drains; replaces seals and other minor parts; maintains drinking fountains; repairs, replaces and maintains hot water heaters and other appliances. Painting: applies and prepares various interior wall or other surfaces for paint, enamel, lacquer, varnish, or stain; removes or paints over graffiti; repairs wall coverings.

Requirements

  • Certified Disability consistent with AbilityOne Regulations
  • General knowledge of plumbing, electrical, hvac, painting, carpentry and small floor repairs of tile cement etc.as required.
  • Two years of experience working as a general maintenance worker.
  • The ability to read, write and speak English
  • The ability to ability to follow and respond to common inquiries of complaints.
  • Willingness to accept constructive feedback and practice skill sets based on supervisor evaluation.
  • Ability to add, subtract, multiply, and divide
  • Ability to define problems, collect data, establish facts and draw valid conclusions.
  • Ability to climb ladders
  • Ability to be in confined areas
  • Ability to lift 60lbs.
  • Good standing balance, defined as the ability to stand and walk without a loss of balance.
  • Full upper extremity range of motion defined as the ability to obtain: Full shoulder flexion, extension, abduction, and rotation. Full elbow flexion, extension, supination and pronation. Full wrist flexion, extension, radial and ulnar deviation.
  • Normal upper extremity strength defined as the ability to move the specified body part through a full range of motion against maximum resistance.
  • Full lower extremity range of motion defined as the ability to obtain: Full hip flexion, extension, abduction, adduction and rotation. Full knee flexion and extension. Full ankle flexion and extension.
  • Normal lower extremity strength defined as the ability to move the specified body part through a full range of motion against maximum resistance.
  • Full trunk range of motion as defined by the ability to obtain full flexion and extension, rotation and side bending.
  • Full cervical range of motion as defined by the ability to obtain full flexion and extension, lateral flexion and rotation.
  • An ability to work out doors for long periods of time daily in all types of weather is an essential requirement of the job.

Responsibilities

  • Assist all trades in maintaining equipment daily for proper operation.
  • Assist all trades in maintaining and repairing fixtures when necessary.
  • Filing reports for your daily work accomplishments i.e. (What was repaired etc.)
  • Perform Preventative Maintenance on equipment as determined by the Manufacture.
  • Establish and maintain an excellent working relationship with tenants, co-workers, building managers and supervisors.
  • Maintain all Company supplied tools in order to be more effective in completing tasks.
  • Perform all work in a professional manner.
  • Keep your work area clean, always putting safety at the forefront of your daily routine.
  • Arrive at work on time, wearing a clean uniform and using proper hygiene techniques.
  • Know OSHA rules and regulations regarding lockout tag-out procedures and following all rules of safety when performing a work task.
  • Assist in keeping track of inventory for all trades.
  • Assist manger in keeping the building and grounds in proper working order.
  • Performing any reasonable request given to you by the manager.
