About The Position

FMM is seeking a motivated professional to fill our First-Class Building Engineer position. FMM is a maintenance and construction company servicing both residential and commercial clients nationwide. Job Summary: The First-Class Building Engineer will oversee the mechanical, electrical, and plumbing (MEP) operations of our commercial property portfolio. They will be responsible for maintaining the integrity of building systems, ensuring tenant comfort, and managing specialized repairs. The ideal candidate if a proactive problem-solver with a deep technical background in commercial office building systems and a commitment to operational excellence. This is a part-time position needed Monday, Tuesday, and Friday each week from 7:00am - 3:30pm with a 30 minute lunch break. Requirements

  • Must have at least 5 years of experience.
  • Must possess a First Class Air Conditioning and Refrigeration License and/or a First Class Stationary Engineer License.
  • Minimum of 5–7 years of experience in commercial building engineering or facility management.
  • Strong knowledge of HVAC, electrical (including breaker or panels and circuitry), and plumbing systems. Experience with energy management systems and building automation (BAS.BMS).
  • Excellent verbal and written communication skills for reporting to management and interacting with professional tenants.
  • Ability to climb ladders, access roof areas, and lift up to 50 lbs.
  • High School Diploma
  • Five (5) years previous experience
  • Ability to handle multiple projects and make decisions using FMM's core values of Quality, Teamwork, Integrity, Safety, and Versatility
  • Proficient in computer, text, and email skills

Responsibilities

  • System Maintenance: Oversee and perform preventative maintenance on HVAC systems (chillers, boilers, cooling towers, and RTUs), pumps, motors, and building automation systems (BAS).
  • Electrical & Plumbing: Diagnose and repair complex electrical issues (up to 480V) and commercial plumbing systems, including tankless water heaters and domestic water boosters.
  • Tenant Relations: Respond promptly to tenant work orders, addressing concerns regarding climate control, lighting, and general building functionality.
  • Safety & Compliance: Ensure all building systems meet local codes and safety regulations. Maintain clear logs of inspections, repairs, and chemical treatments.
  • Vendor Oversight: Coordinate and supervise third-party contractors (e.g., electricians, elevator technicians) for specialized repairs, ensuring work is completed to code and company standards.
  • Emergency Response: Act as a technical lead during building emergencies, including power outages, leaks, or equipment failures.
  • May perform other duties as assigned.
