About The Position

Supervises custodial and preventive building maintenance services for schools and offices within an assigned geographic area. Supervises building operations supervisors, assistant building operations supervisors, building services workers, and others. Performs other duties as assigned.

Requirements

  • Possession of a high school diploma or an appropriate equivalent.
  • Three years of experience in custodial services, building maintenance, or a related field, and successful leadership experience in facility management.
  • Possession of a valid class C Maryland driver's license or an equivalent is required.
  • Thorough knowledge of the methods, practices, materials, supplies, and equipment used in cleaning, operating, and maintaining schools, offices, and related facilities.
  • Knowledge of HVAC systems and equipment.
  • Knowledge of boiler plant operations.
  • Knowledge of building maintenance.
  • Thorough working knowledge of computers systems and be able to utilize computers as a record-keeping tool; be able to generate reports, memos and letters.
  • Skill in providing custodial, housekeeping, and building preventive maintenance services.
  • Skill in ensuring that buildings and facilities are in clean and orderly condition.
  • Skill in leading or supervising others in the provision of custodial services.
  • Skill in performing minor building maintenance functions.
  • Skill in operating boilers and related HVAC systems and equipment.
  • Skill in maintaining records.
  • Skill in training employees.
  • Strong organizational, interpersonal, and oral/written communication skills.
  • Ability to plan, coordinate, and supervise building services activities in an assigned geographic area.
  • Ability to establish and maintain effective working relationships with co-workers, representatives of other agencies and departments, and the public.
  • Ability to represent the office at meetings.
  • Ability to maintain confidential information.
  • Citizenship, residency or work VISA in United States required
  • Persons appointed to this classification are designated as Essential Personnel and are required to work when schools and/or offices are closed during adverse weather conditions or any other emergency.
  • Persons appointed to this class are required to work during emergency events, subject to call to duty, and may be required to work beyond their normally scheduled hours with little or no advanced notice.
  • Persons appointed to this class will be required to work on the second shift.

Nice To Haves

  • Associate of Arts degree or the equivalent of two years of college coursework preferred.
  • Possession of a Stationary Engineer's License issued by Maryland State Board of Examining Engineers is preferred.

Responsibilities

  • Supervises custodial and preventive maintenance services in an assigned geographic area, which includes approximately thirty school and/or office sites.
  • Assigns, reviews, and coordinates the work of building operations supervisors, assistant building operations supervisors, building services workers, and others.
  • Performs field inspections of school and office sites.
  • Ensures that work is performed in accordance with established standards, procedures, and schedules.
  • Meets with school and office administrators and staff regarding building service issues.
  • Acts as a liaison between facilities management and school and office administrators.
  • Establishes work schedules.
  • Prioritizes and reviews assignments.
  • Deploys building services employees after regular business hours as required.
  • Responds to emergency building events.
  • Supervises substitute workers.
  • Trains and supervises the training of new and current employees in cleaning methods, the use of materials, supplies, tools, and equipment, and preventive maintenance procedures for mechanical equipment.
  • Prepares and reviews various documents including payroll reports, absenteeism records, employee requisitions, action requests, and separation forms.
  • Reviews and approves requisitions for supplies.
  • Purchases items.
  • Monitors accounts and requests additional funds when needed.
  • Maintains files and prepares reports.
  • Participates in snow and ice removal and other weather-related emergency events.
  • Performs other duties as assigned.
