Turner Industries Group is seeking a Facility Maintenance Technician to join their nested maintenance group at a site in Deer Park, TX. The primary responsibility of this Technician is to ensure the main six-story office building onsite remains functional and safe. This position requires 24/7 availability and serves as the first contact for all after-hour call-outs related to HVAC, generator, fire alarms, weather issues, or any other concerns affecting the safe occupation of the building. The technician will be the primary point of contact for all repair and maintenance of the building and its equipment.

Requirements

  • A Valid TWIC Card
  • Valid Driver's License
  • 5 years of experience in commercial facility maintenance
  • Strong understanding of HVAC systems, chillers, plumbing, electrical systems, and building maintenance for troubleshooting and repair purposes
  • Self-motivated and ability to prioritize necessary repairs
  • Ability to collaborate with other departments and external contractors for specialized repairs or projects
  • Basic computer skills

Responsibilities

  • Keep the main six-story office building onsite functional and safe
  • Be available 24/7 to repair or maintain equipment associated with properties
  • Be the first contact on all after-hour call out lists for HVAC, generator, fire alarm, weather issues, etc.
  • Be the primary point of contact for all repair and maintenance of the building and its equipment
  • Perform buildings and grounds maintenance
  • Conduct inspections on equipment, fire, and safety
  • Implement all necessary preventative maintenance plans and agreements
  • Manage janitorial services, utilities, HVAC, electrical, plumbing, security card access, and landscaping
  • Manage vendors, contractors, projects, and repairs
  • Manage HVAC-energy management system to reduce wear on equipment and lower electric bill
  • Change filters, clean units, check belts, check bearings, etc. for HVAC systems
  • Manage fire system, including fire alarm panel, fire extinguishers, computer room dry systems, and weekly/monthly/yearly inspections
  • Inspect and test run generator/transfer switch weekly
  • Check building lighting/electrical system as needed weekly
  • Manage access controls as needed
  • Perform ground maintenance, including parking lot, lighting, and cleaning
  • Perform landscaping, including cutting grass and weed eating possible
  • Conduct daily janitorial inspections, including bathroom inspections
  • Perform miscellaneous painting, cleaning, and any other facility and property repairs as needed
