About The Position

U.S. Facilities, Inc. (USF), an integrated facilities management company, is seeking an experienced, highly motivated Facility Maintenance Mechanic to work in the Kokomo, Indiana area. This position requires an understanding of mechanical and electrical maintenance concepts. The Facility Maintenance primary responsibilities include but are not limited to performing a variety of preventive maintenance, corrective maintenance, and trouble calls on a variety of facility related equipment.

Requirements

  • Powerhouse experience is a must.
  • Boiler and Chiller experience is also a must
  • High School Diploma/GED
  • Must be a good communicator (written and oral) with the ability to interact with other professionals, clients, administrative staff, and support staff.
  • HVAC, Electrical and Plumbing experience preferred.
  • Needs to provide basic hand tools and testing equipment.
  • A valid Driver’s License in good standing is required.
  • Must be able to pass a criminal background check and a pre-employment drug screen.
  • Must have a willingness to learn new skills and assist co-workers.

  • Commitment to maintaining a safe work environment, including applying proper safety practices and following procedures while performing maintenance tasks.
  • Knowledge of drywall, patching, and painting.
  • Knowledge of basic and electronic door-locking mechanisms.
  • Knowledge of facility mechanical systems such as heating, cooling, and ventilation, plumbing, and electrical.
  • Knowledge of machinery and equipment such as pumps, motors, gearboxes, supply and exhaust fans, power transmission components, cranes, and hoists.
  • High attention to detail.
  • Good verbal and written communication skills.
  • Friendly, cooperative, customer service-minded attitude; team player.
  • Ability to work with little or no direction at times.
  • Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Responsibilities

  • Assists the onsite team with maintaining, operating, and troubleshooting mechanical/ electrical, HVAC systems - boilers, chillers, roof top units, plumbing and assorted equipment such as pumps, bearings, blowers, fans, gearboxes, air handlers, etc.
  • Conduct preventive maintenance inspections and perform required preventative maintenance actions such as lubrication, coil cleaning, filter changes, fan belt replacement, etc.
  • Understands company policies and guidelines.
  • Safely performs functions of the position including following established safety guidelines such as job hazard analysis, lockout/tag out procedures and wearing PPE as required.
  • Operates a variety of equipment such as hand tools, laptop computers, and diagnostic equipment/hardware to perform work.
  • Demonstrates flexibility in the day-to-day activities and scheduling for the benefit of the customer.
  • Possesses a strong understanding of general aspects of the job.
  • Other duties may be assigned.
  • May be required to perform additional or different duties from those set forth above to address business needs and changing business practices.
