About The Position

Performs advance maintenance, repair and inspection of hospital systems along with equipment to provide a safe and comfortable environment for the patient and staff. Responsible to adhere to all applicable maintenance and repair work practices, quality standards, and policies to assure maximum efficiency on hospital building system and equipment.

Requirements

  • High school diploma or GED equivalent.
  • Formal training beyond high school (i.e., technical school, apprenticeship or college).
  • Valid Driver’s License – must be maintained during employment period.
  • State criminal background check and Federal (if applicable), as required for regulated areas.
  • Five (5) years of experience in plant operations and maintenance.
  • Must have the ability to read and interpret blueprints, sketches, shop drawings, specifications, schematics drawings, etc.
  • Numerical ability is required to perform arithmetic calculations.
  • Must have the physical capability to stand, walk, reach, climb, ascend/descend stairs and ladders, for a maximum of six (6) to eight (8) hours.
  • Must have the physical capability to lift and/or carry 1‑15 pounds for a maximum of six (6) to eight (8) hours and 15 to 60+ pounds for a maximum of two (2) hours.
  • Must have the physical capability to push and/or pull 1‑15 pounds for a maximum of six (6) to eight (8) hours and 15 to 90+ pounds for a maximum of two (2) hours.
  • Uses proper precautions in the performance of duties in which the following exposures may occur: temperatures above 100~F and/or below 45~F for sustained periods; heights above 6 feet, i.e., ladders, scaffolding, etc.: vibrations; skin and/or lung irritants such as solvents, paints, lubricants, etc.
  • Appropriate dress for above-mentioned exposures is required.
  • Use of Safety equipment is required.
  • Use of protective wear, such as goggles, gloves, boots, masks, etc., is required.
  • Must complete vision screening test for near and far vision. Must screen 20/40 or better or will be referred to the Eye Center.

Responsibilities

  • Begins prompt corrective action on all deficiencies found during inspections and ensures communication to the appropriate personnel affected in those areas.
  • Demonstrates advance knowledge in the instruction the use and care of both general and specialty tools (i.e., bolometer, magnehlics, anemometer, micrometers, refrigeration, gauges, etc.) used in building maintenance and plant repairs.
  • Demonstrates skills in the use (and interpretation of acquired information) of test equipment used in the troubleshooting, repair and maintenance of building systems, and plant equipment (i.e., temperature and humidity recorders, ground fault testers, infrared devices, isolation power tester, voltage recorder, etc.).
  • Demonstrates advanced skills in the use (and interpretation of acquired information) of special analytical equipment used in troubleshooting and preventive/predictive maintenance functions (i.e., bearing analyzer, vibration analyzer, disturbance analyzer, LIM tester, etc.).
  • Demonstrates advance knowledge, comprehension, and ensures compliance with Federal, State, and Local regulatory agencies (i.e. NFPA 99, NFPA 101, OSHA, National Electrical Code, RASHE standards, JACHO standards, ASHE standards, etc.).
  • Demonstrates advanced knowledge and troubleshooting skills in AC/DC electrical equipment and systems (i.e. three phase, motor control, variable drives, MBC, DX9100 Johnson Control System, SCU/DPU, Automated Logic, etc.).
  • Demonstrates advanced knowledge and skills in the design, troubleshooting and repair of air conditioning and refrigeration systems and equipment, (i.e. BTU calculations, Liebert units, chiller operation, cooling towers capacity, roof top chillers, and walk-in freezers).
  • Demonstrates advanced knowledge and ability to perform specialty-welding procedures (i.e., copper, stainless steel, cast iron, silver solder, overhead, vertical, etc.).
  • Demonstrates advanced knowledge and skills in the troubleshooting and repair of pneumatic and hydraulic controls and systems (H.V.A.C., dampers, vertical lifts, pneumatic tube, compactors, etc.).
  • Demonstrates advanced knowledge and skill in the application of energy conservation methods (i.e. electrical, heating, cooling, and mechanical systems).
  • Demonstrates advanced knowledge and skill in the instruction, troubleshooting, and repair of electronic systems and equipment (i.e. circuit boards, communication board, power supplies, microprocessors, logic circuits, amplifiers, etc.).
  • Performs scheduled inspections through preventive maintenance work orders in a timely, efficient manner to minimize equipment breakdowns.
  • Demonstrates a knowledge pertaining to the operation, maintenance, trouble-shooting, and repair of the H.V.A.C. system (i.e. smoke evacuation, P.C. controls and commands, air filtration, humidification, etc.).
  • Demonstrates a knowledge pertaining to the operation, maintenance, trouble-shooting, and repair of the electrical distribution system (i.e. main switch gear, transfer switches, loads, emergency procedures, etc.).
  • Demonstrates a knowledge pertaining to the operation, maintenance, inspection, repairs and possess the ability to instruct/train others in the proper and safe use of patient care and portable electrical equipment (i.e., beds, buffers, power tools, etc.).
  • Responsible to assure accurate and complete documentation of data pertaining to scheduled inspections and regulatory compliance forms.
  • Responsible to assure that all documentation of services are completed accurately and in a timely manner through time sheets, work orders, inventory sign-out sheets and dispatch calls.
  • Assures all repairs are cost effective by evaluating the options available, considering total cost of repairs and taking action appropriately.
  • Demonstrates thorough knowledge in the instruction, use and care of both general and specialty tools used in building maintenance systems troubleshooting and plant repairs.
  • Assures all trouble calls are responded to utilizing the Facilities Engineering dispatcher and routine work orders.
  • Assures the technical competence in the Facilities Engineering field by attending in-services, reading trade literature, and schools.
  • Exhibits an in-depth knowledge of future building system technologies.
  • Completes specific TPC training courses, as documented on training records.
  • Attends all departmental in-service sessions. Participates in on-the-job training.
  • Provides on-the-job training for lower level technicians in regards to systems, policies and procedures, safety precautions, and proper working practices.
  • Recommends improvements to the computer maintenance management program to minimize downtime and reduce cost of systems and equipment. Evaluates equipment and makes recommendations on future updates or replacements
  • Actively promotes teamwork and actively participates in implementing change to improve the Facilities Engineering department.
  • Assures all repairs are cost effective, evaluate the options available and consider total cost of repairs by pertained advance knowledge of the Hospital’s cost reduction goals and promote ways to achieve cost savings recommendations in the Facilities Engineering department.
