About The Position

Supervises the work of personnel performing a variety of skilled, semiskilled and unskilled carpentry, plumbing, electrical, HVAC, refrigeration, painting and general maintenance tasks; reviews work orders and determines priorities; assigns and schedules work; estimates costs of repair and other projects; orders materials and assembles tools and equipment for projects; instructs staff in proper work procedures, use of hand tools and power equipment and safety procedures; inspects work in progress and upon completion; examines buildings and fixtures for needed repairs and maintenance and makes recommendations to Facilities Manager; Responsible for the preventive maintenance program; reviews building plans for compliance with building, electrical and plumbing codes; assists staff in handling unusual problems; sets performance standards and evaluates performance of staff; maintains records and prepares reports; may personally perform the more skilled maintenance tasks; may provide vacation or other temporary relief for the Facilities Manager. EMPLOYMENT STANDARDS Knowledge: Thorough knowledge of the basic methods, materials and tools used in the building maintenance trades; Working knowledge of the principles of supervision and training; Working knowledge of safe work practices and safety precautions utilized in the building trades; Working knowledge of laws and building codes affecting repair and remodeling. Working knowledge of methods used in the maintenance of building equipment; Some knowledge of estimating material and labor cost. Ability to: Assign, coordinate, evaluate and direct the work of skilled, semiskilled and unskilled staff performing building maintenance and repair activities; Accurately estimate labor and material costs for repair, remodeling and maintenance projects; Train subordinates in proper work procedures; Perform a wide variety of skilled and/or semiskilled tasks connected with repair and maintenance of building, fixtures and equipment; Work from sketches and blueprints; Safely lift up to 100 pounds; Use tools and equipment of the building trades skillfully and safely; Follow written and oral instructions; Keep accurate work records; Establish and maintain cooperative working relationships with those contacted in the course of work.
