Requirements

  • High school diploma or GED required.
  • Basic computer skills required.
  • Current Driver’s License
  • Valid plumbing, electrical, or HVAC certification or licenses
  • Five (5) years of work experience in building maintenance/repair and/or the construction trades required.
  • Safely operate and care for a variety of power and manual equipment and tools, various types of vehicles, a variety of facility-related equipment, HVAC mechanical systems, electrical components/fixtures, etc.
  • Ability to use preventative maintenance (PM) software and email daily for work orders and communication with manager.
  • Demonstrate a thorough working knowledge of facility equipment and mechanical systems (HVAC, electrical/lighting, fire alarm protection systems, plumbing, grounds water/sprinkler systems, etc.) to troubleshoot and diagnose repair issues and system failures and perform general repairs on a wide variety of equipment throughout the facility.
  • Demonstrates knowledge of basic construction trades activities, including carpentry, electrical, drywall/plastering/painting/finish work, etc., to remodel and repair building, equipment, and mechanical systems failures or breakages.
  • Requires critical thinking skills, the ability to make good decisions, listen and accept advice from others, demonstrate maturity and good judgment, and work with regular/general supervision.
  • Perform various sensory requirements such as vision, speech, smell, touch, manual dexterity, fine motor skills, and hearing to diagnose and repair a wide variety of equipment and facility structural/mechanical systems, which entail the use of various senses to perform the duties required in this position.

  • Experience with using everyday computer electronic technology tools (e.g., email, data retrieval, voicemail, and internet/intranet) and effectively utilizing departmental computer systems, such as preventative maintenance, work orders, etc.

Responsibilities

  • Inspects, tests, repairs, and maintains facility HVAC systems; uses building blueprints/design specifications to locate equipment, checks/monitors control devices and system equipment components to ensure proper operation according to manufacture specifications, and makes repairs or replaces worn/defective parts as needed to ensure continued operation; keeps required logs/records to document all inspections and maintenance, as well as major repairs/replacements.
  • Performs routine preventative maintenance (PMs) and work order repairs promptly to ensure that facility equipment and systems remain in working condition; troubleshoots and diagnoses equipment failures/breakages to establish repair needs and costs; works with the Manager to establish repair method/plan for fixing equipment or facility.
  • Utilizes department computer software system to document and record work orders and ensure PM’s program schedule is achieved on all equipment and facility systems.
  • Periodically inspects all facility and equipment systems to ensure safe and efficient operation and incorporates them into the PM system/program.
  • Performs general maintenance and repair on facility walls and exterior surfaces to maintain condition and appearance, removes fixtures ( pictures, doorknobs, electrical switch covers, etc.), patches holes/cracks with patching compound, and prepares surface by sanding/scraping to prepare the area for painting, applies primer/paint for desired color and finish; follows hospital interior/exterior design plan.
  • Inspects electrical equipment/components (transformers, circuit breakers, etc.) to identify any electrical problems; uses testing equipment (ammeters, voltmeters, cable/wire testers, thermal scanners, etc.) to troubleshoot/diagnose electrical failures or problems; repairs or replaces electrical wiring or other equipment to restore working function consistent with electrical codes.
  • Performs a variety of carpentry tasks to build and repair facility structure, remodel work areas, repair equipment/cabinetry, etc.
  • Performs a wide variety of general maintenance and repair to facility plumbing/septic systems and ensures that restroom facilities remain operational for patients, public and employees.
  • Performs a variety of general repairs and routine maintenance on hospital equipment (vehicles, lawnmowers, refrigerators/freezers, electrical equipment, clinical equipment, etc.).
  • Provides care and maintenance of hospital grounds (lawn, trees, shrubs, flowers) using proper types and amounts of fertilizers, herbicides, pesticides, and water sprinkler systems to keep the facility plantings healthy and maintained; uses mowers and other power/non-power equipment to keep grounds attractive and presentable; depending on the season of the year sidewalks and parking lots, etc. must be cleared (snow, ice, débris, etc.) to maintain safe access/departure.
  • Identifies all equipment and work areas that do not meet safe operational guidelines and removes from service or properly tags (log-out, tag-out system) for clear identification that the area is out-of-service and is scheduled for corrective maintenance.
  • Performs general cleaning in work areas to ensure that dust and debris are minimized as part of all repair work done in the facility; complies with any regulatory requirements to eliminate any hazardous risks or breaches of contamination.
  • Disposes of garbage and bio-waste management material, including recycling any materials identified for recycling, removed from hospital premises as established by policy and procedure.
  • Participates in fire, safety, hazardous materials, MSDS, infection control, and other required training to ensure the hospital is ready and able to respond to emergencies and other situations.
  • Reports to management and removes any safety hazards.
  • May assist with ordering/maintaining department supplies, equipment parts, etc.
  • When necessary, performs Security duties in the absence of Technician II and Technician I. Responds immediately and appropriately to emergencies such as combative or violent people, missing patients, fire alarms, elevator entrapments, and other crimes on campus
  • Performs other duties as assigned.
