Position Summary We are seeking a Facilities Maintenance Technician who operates at a journeyman-equivalent skill level across our Tennessee, Southern Kentucky and Northern Alabama locations. This is not a general handyman role. This position requires a highly competent, safety-focused professional who can independently diagnose building and equipment issues, perform permanent repairs, and exercise sound judgment on when to escalate work to licensed trades. Our pay for this role ranges from $20 to $30 per hour depending on experience and performance. The Facilities Maintenance Technician supports a diverse portfolio that includes retail store locations, warehouse and distribution facilities, residential housing, and light manufacturing spaces. The ideal candidate combines strong technical ability with critical thinking, documentation discipline, and respect for code compliance.

Requirements

  • Journeyman-equivalent experience in facilities maintenance, building engineering, or skilled trades.
  • 5+ years of progressive, hands-on maintenance experience across multiple facility types.
  • Demonstrated ability to troubleshoot complex issues independently.
  • Valid driver's license and ability to travel between sites.
  • Strong working knowledge of: Electrical systems (low- to mid-voltage, within non-licensed scope). Plumbing systems. HVAC support and mechanical systems. Carpentry and building envelope repairs.
  • Ability to read and interpret schematics, manuals, and technical documentation.
  • Judgment: Knows limits and escalates appropriately.
  • Accountability: Owns repairs from diagnosis through resolution.
  • Safety Discipline: Never shortcuts safety or compliance.
  • Problem Solving: Focuses on root cause, not temporary fixes.
  • Adaptability: Comfortable moving between varied environments and priorities.
  • Professionalism: Represents the company appropriately in customer-facing spaces.
  • Ability to lift up to 50 lbs.
  • Ability to climb ladders, work at heights, and work in confined spaces.
  • Ability to stand, kneel, bend, and work with tools for extended periods.

Nice To Haves

  • Trade school certification or apprenticeship completion.
  • Multi-trade certifications (electrical, HVAC, mechanical).
  • Experience supporting warehouse or light manufacturing operations.
  • CMMS experience.
  • OSHA-10 or OSHA-30 certification.

Responsibilities

  • Diagnose, troubleshoot, and repair facility issues across electrical, plumbing, HVAC support, carpentry, mechanical, and building systems.
  • Perform permanent, code-conscious repairs rather than temporary fixes.
  • Execute repairs safely using proper tools, PPE, and lockout/tagout procedures.
  • Maintain building systems including doors, hardware, lighting, fixtures, flooring, walls, ceilings, and basic equipment.
  • Support HVAC systems (filter changes, belt replacement, controls troubleshooting, minor component replacement).
  • Perform basic electrical work within scope (fixtures, outlets, switches, ballasts, breakers-excluding licensed-only work).
  • Perform plumbing repairs (leaks, fixtures, valves, drains) within non-licensed scope.
  • Support light manufacturing and warehouse equipment maintenance (conveyance components, dock equipment, racking, safety guards).
  • Independently assess issues to determine: Can be safely repaired in-house. Requires escalation to a licensed electrician, plumber, HVAC technician, or structural professional.
  • Clearly document findings, recommended actions, and escalation rationale.
  • Prevent secondary damage by addressing root causes, not symptoms.
  • Execute scheduled preventive maintenance programs across all facility types.
  • Identify early warning signs of equipment or building failure.
  • Recommend improvements to reduce downtime, safety risks, or long-term cost.
  • Perform all work in compliance with OSHA standards, local building codes, and company safety policies.
  • Maintain clean, safe, and organized work areas.
  • Participate in safety audits and inspections.
  • Immediately report conditions that pose safety or compliance risks.
  • Accurately log work orders, repairs, and inspections in the CMMS or work order system.
  • Communicate clearly with Facilities Management regarding repair status, risks, and recommendations.
  • Coordinate access and scope with vendors and licensed trades when escalations are required.
