Requirements

  • Must possess a valid Driver’s License and maintain a clean DMV record.
  • Must have reliable transportation and the ability to drive to and from communities.
  • Manual dexterity to operate hand tools and maintenance equipment.
  • Visual and auditory ability sufficient to identify maintenance issues, safety hazards, and respond to alarms or instructions.
  • Skilled and comfortable in working with a diverse group of homeowners, homeowner volunteers, and staff members.
  • Strong verbal and interpersonal skills.
  • Ability to respond with urgency and perform accurate and quality work.
  • Possess knowledge and ability to perform duties in a safe manner.
  • Knowledge and ability that requires basic plumbing, electrical, and carpentry skills.
  • High level of integrity and the ability to function in a team atmosphere.
  • Verifiable references.
  • Able to pass a background check.
  • High school diploma or GED required.
  • Minimum 1 year of Maintenance Experience.

Nice To Haves

  • Trade school or some college courses preferred.

Responsibilities

  • Perform daily facility upkeep and minor repairs such as replacing light bulbs, tightening furniture, touch-up painting, basic plumbing repairs, assembling light furniture and equipment, and maintaining clean common areas.
  • Set up rooms for meetings and special events.
  • Light cleaning as needed may include wiping down glass, mirrors, doors, and restocking restroom and locker room supplies.
  • Conduct routine property walks to identify and address trash, weeds, landscape concerns, safety hazards, and maintenance issues.
  • Assist with event and Lifestyle programming support, including setup and breakdown of events, canopies, signage, and seasonal decor.
  • Support seasonal facility needs, including snow removal and salting in winter; bird nest removal, power washing, and wind screen installation in spring and summer; leaf blowing and furniture storage in fall.
  • Maintain outdoor areas by managing patio and pool furniture, watering plants, pulling weeds, spraying for pests, and ensuring outdoor amenities are clean, safe, and functional.
  • Raise and lower flags.
  • Manage maintenance requests and work orders in coordination with the Property Manager; document completed work and maintain an organized maintenance log.
  • Transport materials, haul debris or unwanted items to approved disposal or donation locations, and perform supply runs as needed.
  • Follow safety procedures and proactively identify opportunities to improve facility functionality, safety, and resident experience.
