About The Position

As a Facilities Maintenance Technician 3 , you will perform advanced maintenance and repair of mechanical, electrical, and building systems in accordance with standard operating procedures, manufacturer specifications, and safety requirements. This position requires a strong technical foundation and the ability to work with minimal supervision. You’ll serve as a technical expert within the team—someone who leads by example, shares knowledge generously, and helps raise the bar for quality and safety performance across all operations.

Requirements

  • High school diploma or equivalent.
  • Minimum of four (4) years of experience in facilities or industrial maintenance.
  • Advanced knowledge of mechanical, electrical, and plumbing systems.
  • Proven ability to lead by example and support team development.
  • Experience reading and interpreting blueprints, schematics, and technical drawings.
  • Strong troubleshooting skills with the ability to work independently on complex systems.
  • Proficiency using a Computerized Maintenance Management System (CMMS).
  • Valid driver’s license and reliable personal vehicle required.
  • Travel between sites will be a requirement of the role.

Nice To Haves

  • Associate degree or higher in a technical, mechanical, or electrical field.
  • Experience with HVAC and Building Management Systems (BMS) .
  • Experience with Fire Life Safety (FLS) systems and regulatory compliance.
  • Knowledge of Variable Frequency Drives (VFDs) , controls, and automation.
  • Demonstrated ability to mentor and influence team members positively.

Responsibilities

  • Advanced Maintenance: Perform complex maintenance, troubleshooting, and repairs on HVAC, electrical, plumbing, and mechanical systems.
  • Preventive Programs: Lead and execute preventive and predictive maintenance programs, ensuring documentation accuracy and timely completion within CMMS.
  • Diagnostics: Identify root causes of recurring equipment issues and recommend long-term, sustainable solutions.
  • Leadership in Practice: Demonstrate professionalism, accountability, and teamwork while informally guiding and mentoring lower-level technicians.
  • Safety & Compliance: Champion safety culture by modeling best practices and ensuring all work meets C&W Services and OSHA standards.
  • Coordination: Collaborate effectively with supervisors, clients, and other departments to prioritize maintenance activities and minimize operational downtime.
