The Senior Facilities Maintenance Technician is the on-site technical expert and facilities lead at the Cumming, Georgia location, driving reliable operations across a fast-paced manufacturing and warehouse environment. This role takes full ownership of critical building systems ensuring peak performance and minimal downtime. Operating with a high level of autonomy, the technician leads improvement initiatives, supports production uptime, and mentors maintenance team members. This position plays a vital role in maintaining safety, reliability, and seamless operational continuity. The Sr Facilities Maintenance Tech is expected to work Monday - Friday, either 6am - 3pm or 7am - 4pm.

Requirements

  • High school diploma or GED required.
  • HVAC certification, or maintenance, electrical or mechanical technical certificate preferred.
  • 8-15 years of facilities or industrial maintenance experience within a manufacturing environment.
  • 2+ years providing technical leadership and direction to maintenance techs.
  • Hands-on experience with industrial HVAC systems (RTUs, chillers) and industrial electrical systems (up to 480V, 3-phase systems).
  • Familiarity with preventative maintenance systems and CMMs.
  • Ability to read electrical, mechanical, and facility drawings.
  • Proficiency with test instruments, hand tools, and power tools.
  • Strong troubleshooting, root cause analysis, and problem-solving skills.

Nice To Haves

  • Experience with Building Management Systems, PLC troubleshooting, vendor management, OSHA compliance, building codes, and safety systems a strong plus.
  • Ability to lift up to 50lbs and perform physically demanding tasks.

Responsibilities

  • Troubleshoot, repair, and maintain critical facility systems including industrial HVAC, electrical, compressed air, plumbing, and building infrastructure.
  • Quickly diagnose system failures and implement effective, independent solutions to minimize downtime.
  • Execute preventive and predictive maintenance programs to ensure peak equipment performance.
  • Lead high-impact facility improvement and reliability projects from concept through completion using structured project management practices.
  • Analyze issues, perform root cause and cost analysis, and implement long-term solutions.
  • Coordinate maintenance activities and guide technicians; step in as Maintenance Supervisor when needed.
  • Oversee and manage third-party contractors, ensuring quality work and compliance with company standards.
  • Collaborate cross-functionally with Production, Plant Leadership, EHS, and Safety teams to resolve facility-related challenges.
  • Coach, mentor, and develop Maintenance Technicians across all levels.
  • Identify skill gaps and support training and development plans.
  • Standardize best practices by creating and maintaining documentation, manuals, and training.
  • Support continuous improvement, reliability initiatives, and regulatory compliance efforts.
