About The Position

This position will oversee and participate in the hands-on maintenance and repair of commercial building systems, including heating, ventilation, air conditioning (HVAC), electrical, mechanical, water, gas, and fire protection equipment. This role is responsible for leading a team of technicians in delivering high-quality preventive and corrective maintenance services, ensuring all building systems operate efficiently and safely, and supporting the Facilities Coordinator Lead when needed.

Requirements

  • High School graduate or equivalent. EPA Universal Refrigerant Certification is required.
  • Five (5) years experience as a Facilities Technician II or five (5) years experience comparable commercial facilities experience required to include HVAC, plumbing, electrical, and general building systems, two (2) of those years in a Lead or Supervisory role preferred.
  • May operate pick-up trucks, tractors, welders, torches, refrigeration leak detection instruments, amp probe, hand/power tools (e.g., screwdrivers, pliers, knives, shovels, drills, hacksaws, wire strippers), ohmmeter, oscilloscopes, ammeters, test lamps, voltmeters, thermometers, pressure gauges and manometers.
  • Familiar with the use of a personal computer, CMMS and MS Office Suite.
  • Frequently required to stand, walk, stoop, kneel, climb ladders, and use hand/power tools. Technicians may work in cold or hot weather, in awkward or cramped positions, and sometimes in high places. There is an occasional requirement to lift and handle up to 50 pounds without assistance, and heavy equipment is used infrequently. Appropriate safety equipment and practices are necessary to prevent electrical shock, burns, muscle strains, and mishandling of refrigerants.
  • Must have valid driver's license; requires alternating on-call, occasional after-hours work, including nights, weekends, holidays, and in emergency situations; read and interpret blueprints, schematics and O&M manuals.
  • This position is considered a safety sensitive position. All employees in safety sensitive positions are subject to random drug and alcohol testing.

Responsibilities

  • Lead, assign, and oversee daily maintenance activities for a team of technicians, including HVAC, plumbing, electrical, carpentry, and general building systems.
  • Coordinate and perform scheduled preventive maintenance tasks, ensuring compliance with building codes, safety regulations, and company standards.
  • Promotes and maintains a clean, organized, and safe work environment through activities such as proper material storage, waste disposal, and weekly truck inspections.
  • Inspects work performed by Facilities team members and outside contractors, addressing all deficiencies promptly.
  • Assists and coordinates a system of preventative maintenance involving the exercising of facilities' back-up power systems; records any malfunction/failure and takes necessary actions to have units repaired promptly.
  • Troubleshoot and repair mechanical, electrical, and plumbing (MEP) systems.
  • Serve as the primary point of contact for escalated maintenance issues and emergencies.
  • Maintain work order documentation and ensure timely completion using the Computerized Maintenance Management System (CMMS), currently HU-TDNEXT Technician.
  • Creates, assigns, and manages Facilities Technicians' workloads through the current helpdesk ticket system, directing, leading, and training the Facilities team members as directed by the Facilities Supervisor.
  • Train and mentor junior technicians on equipment, safety procedures, and standard operating practices.
  • Ensures that a reasonable stock of parts, tools, and equipment is in inventory. And ensures inventory records are kept accurate.
  • Monitor inventory levels of tools, supplies, and materials; initiate purchase requests as needed.
  • Follows blueprints and design specifications, examining and determining the necessary methods and materials for the construction, alteration, or repair of buildings and their systems.
  • Assists the Facilities Department by monitoring, performing, and coordinating many assigned tasks and repairs from routine to complex maintenance projects, including building-interior demolition, construction, or renovation involving carpentry, plumbing, HVAC, wiring, masonry, and painting.
  • Ensure team compliance with OSHA, NFPA, NEC, and other regulatory safety guidelines.
  • Assists the Supervisor with scheduling and selecting topics for third-party training for technical team members.
  • Performs additional duties as assigned.
