Requirements

  • High school diploma.
  • 2 years of hands-on experience.
  • Ability to use hands with high level of manual dexterity for extended periods of time (3-4 hours).
  • Works with various computer systems, including work order and email systems to manage communication tasks and priorities.
  • Ability to work well with a team as well as independently.
  • Ability to reach, climb, and balance on a regular basis.
  • Ability to stoop, crouch, kneel and/or crawl on occasion
  • Ability to lift and/or move objects, weighing up to 50 lbs.
  • Able to set and keep strong boundaries and limits.
  • Highly organized and creative individual who excels in prioritizing tasks, managing time efficiently, and displaying initiative, all while maintaining a sense of humor.
  • Dynamic, resourceful, flexible, kind, compassionate, understanding.
  • Awareness of and comfort working in a culturally and ethnically diverse work environment.
  • Able to ask questions and receive constructive suggestions.

  • Current and valid driver's license and proof of auto insurance are required

Responsibilities

  • Prepares unit turnovers, which includes moving household appliances, painting, and making the necessary repairs for occupancy.
  • Performs maintenance/repairs on doors, locks, hinges, and make new keys.
  • Monitors facility boilers, pumps, electric motors, fire sprinkler, and HVAC systems.
  • Assess issues and repairs as needed, or determines if use of vendor is necessary
  • Maintain common area floors including wash and wax hard surface flooring, vacuuming and/or cleaning carpets and rugs, cleaning tile grouts, etc.
  • Maintain common area walls, windows, doors, and lighting fixtures including cleaning, painting, and changing light bulbs.
  • Troubleshooting items like electrical and building, and unit systems.
  • Maintain the inventory of sanitary and cleaning supplies for assigned areas.
  • Completes assigned and/or routine service requests.
  • Empty all trash receptacles and transport collected trash to the assigned disposable area.
  • Notifies management concerning the need for major replacement, repairs, or additions to the building.
  • Clean and maintain cleanliness of lobbies, hallways, restrooms, elevators, stairways, and other common areas including washing, dusting and polishing said areas.
  • Assists with maintaining exterior public areas, e.g., parking lot, grounds, etc., by removing debris, sweeping, and washing down sidewalks.
  • Able to demonstrate continuous learning by acquiring and developing new maintenance skills on the job.
  • Ability to travel to other properties as requested.
  • Other maintenance tasks as directed.
  • Establishes and maintains open and supportive relationships with directors, managers, and all other agency staff members.
  • Establishes and maintains respectful relationships with all residents, clients, and other organization constituents.
  • Establishes and maintains communication with related vendors, consultants, and service providers.
  • Maintains and models confidentiality related to agency services and client issues.
  • Open to sharing and learning skills that'll be helpful to team and day-to-day maintenance operations.
  • Respectful of resident's personal belongings and space.
  • Demonstrate superb customer service.
