Description Position Summary: Under the guidance of others, execute division Minor capital projects at the lowest cost and in the shortest time period consistent with the approved scope of work and appropriated funds. Operate as the Company's representative on assigned construction store projects. Provide timely and accurate information to contractors and vendors. Responsibilities Essential Job Functions: Plan organize resources for a cost effect, quality project as completed with-in scope and budget. Provide adequate documentation and records throughout the process. Evaluate construction activity versus the schedule and anticipate opportunities and/or occurrences that could impact the schedule. Ensure lowest possible cost to the Company for any changes ordered or caused by the Company after the plans have been finalized in accordance with the lease. Determine that the appropriate authorizations exist prior to incurring commitments for Company expenditures. Prepare timely requisitions for major equipment, fixtures, and supply items. Review architectural documents adequate for bidding installation of remodels by appropriate contractors, receive proposals, and award contracts. Ensure that contractors perform in accordance with plans and specifications. Prepare and present return on Investment (ROI) on Capital Investments. Extensive understanding of the management of capital and capital projects using the company's established processes and procedures. Help to train other department members on moderate and complicated tasks. Supervise and coach direct reports in the performance of their duties; complete performance reviews and provide feedback to direct reports. Qualifications Desired Previous Job Experience: Extensive knowledge of e-Pro and Site folio Extensive knowledge in management of capital projects; New, Expansion Remodel, Interior Remodel, Fuel Working knowledge related to maintenance/energy. Minimum Position Qualifications: Bachelor's Degree in Mechanical, Civil, Electrical, Construction Management, Architecture or related field 5 years of experience construction management or related field Extensive experience reading and understanding construction documents Experience effectively leading retail management and contractors through a project Proven ability to budget and organize orders on a project Experience interpreting and applying financial data Strong leadership, conflict management and negotiation skills Experience with equipment purchasing software and construction project management tools Knowledge of Microsoft Office software Good verbal and written communication skills required Ability to communicate effectively with all levels of management of the company. Ability to travel independently.
