About The Position

Join our BSB Design/View Homes Homebuilding Division as an Estimator/Purchasing Agent -- a dynamic role combining precision estimating with strategic purchasing responsibilities. In this position, you'll play a vital role in both the pre-construction and construction phases, overseeing budgeting, bidding, plan maintenance, and contract management to drive cost-effective and high-quality outcomes. You'll collaborate closely with internal teams, field personnel, and trade partners to ensure project alignment with firm standards, while maintaining data integrity in MarkSystems or similar enterprise software. Requirements

  • Associate degree or equivalent experience required; Bachelor’s degree preferred.
  • Minimum 2 years’ experience in construction estimating and/or purchasing.
  • Strong understanding of residential construction practices.
  • Ability to perform high-level takeoffs and read blueprints.
  • Proficient in Microsoft Excel, Word, and construction management software (e.g., MarkSystems or similar).
  • Strong analytical, negotiation, and organizational skills.
  • Ability to manage multiple priorities with tight deadlines.
  • Strong interpersonal skills with the ability to resolve conflicts professionally.
  • Professional demeanor with a commitment to team culture and values.
  • Must be able to operate modern computer equipment, including monitors, keyboards, and pointing devices.
  • Ability to sit or stand for prolonged periods as required.
  • Comfortable navigating stairs.

Responsibilities

  • Assemble clear, detailed, and timely cost estimates and proposals.
  • Perform plan takeoffs and analyze drawings/specifications.
  • Maintain and update pricing databases (material and labor).
  • Analyze field work and drawings for value engineering opportunities.
  • Manage division plan maintenance and updates.
  • Develop and execute sourcing agreements for key spend categories.
  • Prepare and analyze bid comparisons; assist with trade partner selection.
  • Negotiate and issue purchase orders ensuring alignment with contract requirements.
  • Review and maintain contracts; verify all VPOs and scope of work alignment.
  • Coordinate pricing and resolve specification conflicts with vendors and internal teams.
  • Manage purchasing-related issues within MarkSystems, including contracts, trade partner data, and accounting reconciliation.
  • Prepare quarterly reports to obtain rebates and maintain supplier/trade partner documentation.
  • Work closely with field staff to resolve discrepancies in purchase orders, payments, and deliveries.
  • Provide monthly site condition reports and status updates to the Director of Purchasing.
  • Support department workflow, timelines, and recruitment of trade partners.
  • Maintain communication across departments and contribute to cross-training and departmental initiatives.
  • Assist in bi-weekly AP process.
