What this job involves: This is a Local 94 Union position responsible for maintaining and operating all mechanical, electrical, and plumbing systems in commercial buildings. The role requires comprehensive technical expertise to ensure optimal building performance, tenant comfort, and safety compliance. You'll work independently or as part of a team to perform preventive maintenance, emergency repairs, and system monitoring while adhering to JLL standards and industry best practices.

Requirements

  • High school diploma or GED equivalent
  • Minimum Q-99 or Q-01 FDNY Certificate of Fitness
  • 5+ years of experience operating mechanical, electrical, and plumbing systems in commercial properties
  • Valid driver's license with good driving record
  • Basic computer skills in Outlook, Excel, and Word
  • Ability to lift 50 lbs and perform physical tasks including climbing, stooping, and reaching
  • Strong communication skills and ability to read technical drawings and schematics

Nice To Haves

  • Graduate of apprentice program or trade school
  • Journeyman or Master Electrician License
  • City licenses such as Refrigeration Certificate of Fitness, High Pressure Boiler License, or High Pressure Steam Operator
  • Universal Technician certification for CFCs
  • Experience with HVAC systems, boilers, pumps, refrigerant systems, and compressors
  • Knowledge of energy management systems and building automation
  • Comprehensive understanding of all building systems operations, maintenance, and repair

Responsibilities

  • Maintain and repair heating equipment, chillers, DX units, pumps, cooling towers, fan coil units, VAV systems, and air distribution equipment
  • Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, and thermostats to maintain building comfort
  • Perform preventive maintenance including filter changes, coil cleaning, condenser flushing, bearing greasing, belt inspections, and motor alignments
  • Conduct routine inspections of engine rooms, fan rooms, electrical rooms, backup generators, fire pumps, and all building mechanical systems
  • Execute plumbing repairs on fixtures including water closets, urinals, flush valves, and lavatories
  • Perform general building maintenance on doors, ceilings, handrails, floors, lighting fixtures, and signage
  • Monitor energy management systems and building automation controls
  • Conduct fire and life safety inspections ensuring proper operation of emergency exits, lighting, and safety systems
  • Document all maintenance activities and respond immediately to emergency situations and tenant concerns
