About The Position

United Contractor Services is a leading national subcontractor specializing in high-quality commercial light gauge interior buildouts and Division 8 & 10 Specialties for large-scale projects nationwide. We are known for precision, reliability, and strong partnerships with general contractors, architects, and industry stakeholders. As we continue to grow, we're seeking a Division 8 (Doors, Frames & Hardware) Estimator who brings accuracy, technical expertise, and a relationship-driven mindset to our expanding preconstruction team. The Role As a Division 8 Estimator, you will prepare detailed, code-compliant estimates for commercial door, frame, and hardware packages. You'll work closely with GC partners, vendors, and internal teams to deliver competitive pricing, clarify scope, and support the transition of awarded projects to operations. This role is ideal for someone who thrives on accuracy, enjoys diving into hardware sets and specifications, and understands how critical Division 8 assemblies are to project success.

Requirements

  • Division 8 Expertise 3+ years estimating commercial doors, frames, and hardware
  • Strong understanding of hollow metal and wood door assemblies, frame types, anchors, fire-rated applications, and finish hardware (mortise, cylindrical, exit devices, closers, electrified hardware, etc.)
  • Experience with hardware sets, keying systems, schedules, and code-driven requirements (UL, ADA, life safety, fire ratings, accessibility)
  • Detail-Oriented & Accurate Highly organized with a strong ability to produce clean, accurate takeoffs and proposals
  • Communication & Collaboration Able to clarify assumptions, ask thoughtful questions, and build rapport with clients and vendors
  • Adaptable & Fast-Paced Comfortable working in a competitive bid environment with multiple deadlines

Responsibilities

  • Prepare complete estimates for Division 8 scopes including hollow metal doors and frames, wood doors, finish hardware, and accessories
  • Review architectural drawings, door and hardware schedules, specifications, elevations, and hardware sets
  • Perform detailed quantity takeoffs using industry-standard methods
  • Analyze UL ratings, fire codes, ADA requirements, life safety, acoustics, and other compliance factors
  • Solicit, evaluate, and compare vendor/manufacturer pricing
  • Identify value-engineering options, substitutions, and cost-saving alternatives
  • Prepare clear proposals outlining scope, inclusions/exclusions, and assumptions
  • Coordinate with project managers to ensure smooth handoff after award
  • Maintain strong relationships with door, frame, and hardware suppliers and GC partners
  • Stay current on Division 8 products, code updates, pricing trends, and market conditions
