About The Position

ABM is seeking a District Manager, Janitorial to lead and manage large-scale janitorial operations and facilities services across multiple client sites. This position will oversee both soft services (janitorial, sanitation, and front-of-house services) and hard services (maintenance, building systems, and infrastructure), ensuring exceptional service delivery, operational excellence, and client satisfaction. This is a key leadership role responsible for driving team performance, optimizing service outcomes, and championing safety and innovation across the portfolio.

Requirements

  • Bachelor’s Degree preferred; High School Diploma or GED or Experience: 5+ years in a leadership role overseeing large-scale janitorial and facility operations, including direct oversight of both soft and hard FM services.
  • Facilities Expertise: Deep knowledge of custodial programs, sanitation standards, and technical building systems.
  • Leadership: Strong background managing union and non-union workforces, with experience handling performance management, coaching, and team development.
  • Client-Centric: Proven ability to manage client expectations, foster partnerships, and deliver service excellence.
  • Innovative Mindset: Able to identify opportunities for automation, sustainability, and operational efficiencies.
  • Strong proficiency in Microsoft Office Suite.
  • Excellent communication, leadership, and problem-solving skills.
  • Ability to travel frequently within the assigned district.

Responsibilities

  • Develop and execute a strategic plan that aligns with ABM’s operational goals and client expectations.
  • Lead, mentor, and motivate multi-disciplinary teams across janitorial, engineering, and maintenance functions.
  • Champion a culture of excellence, continuous improvement, and safety.
  • Partner with HR and recruiting teams to attract and retain top talent within janitorial and technical teams.
  • Direct daily janitorial operations, ensuring cleanliness, sanitation, and hygiene standards are met across all client properties.
  • Oversee hard services operations, including HVAC, electrical, plumbing, and other core building systems.
  • Manage and execute facility upgrades, capital improvement projects, and special initiatives.
  • Ensure union compliance, resolve labor issues, and foster positive labor-management relations.
  • Drive cost efficiencies through vendor management, resource planning, and process improvements.
  • Serve as the primary point of contact for clients, ensuring responsive communication and issue resolution.
  • Build and maintain strong, trusted relationships with client executives, internal departments, and key partners.
  • Regularly meet with clients to review KPIs, quality performance, and satisfaction metrics.
  • Leverage CMMS and data tools to track performance, schedule maintenance, and optimize labor and supply costs.
  • Promote adoption of smart building technology, green cleaning solutions, and automation where appropriate.
  • Remain current on emerging trends in facilities and janitorial innovation to keep ABM competitive.
  • Ensure strict adherence to ABM’s safety standards and regulatory requirements (OSHA, EPA, local codes).
  • Develop, communicate, and enforce emergency preparedness plans and risk mitigation procedures.
  • Drive a safety-first culture by providing training, enforcing policy, and recognizing safe behaviors.
