About The Position

The Director of Transactions & Closings is a senior execution leader responsible for managing the full lifecycle of real estate transactions from contract execution through funding and closing. This role serves as the operational “quarterback” for deal execution, ensuring timelines, documentation, and counterparties remain aligned to drive efficient and predictable closings. Working closely with acquisitions, development, lenders, attorneys, and external partners, this individual oversees due diligence coordination, transaction logistics, and closing readiness while proactively identifying risks and removing execution friction. The role requires a highly organized, process-driven professional who can operate autonomously, manage complex multi-party transactions, and build scalable processes that support the company’s continued growth.

Requirements

  • 5+ years of experience managing real estate transactions within land development, homebuilding, real estate investment, or real estate finance.
  • Strong understanding of the real estate transaction lifecycle from contract execution through closing and funding.
  • Experience coordinating complex, multi-party transactions involving lenders, equity partners, attorneys, title companies, and consultants.
  • Familiarity with builder processes, entitlements, and due diligence requirements.
  • Ability to review and interpret real estate agreements including Purchase and Sale Agreements and Lot Purchase Agreements.
  • Strong organizational and project management skills with the ability to manage multiple active transactions simultaneously.
  • Excellent communication skills and comfort working directly with legal, financial, and development stakeholders.
  • Proficiency with project management tools and workflow systems (experience with Asana preferred).
  • Highly proactive, detail-oriented, and capable of operating independently with minimal supervision.
  • Strong problem-solving ability with a focus on process discipline, accountability, and execution excellence.

Nice To Haves

  • Experience leading large-scale, multi-state residential land acquisition and development portfolios.
  • Familiarity with high-growth markets such as TX, FL, NC, SC, NJ, PA, DE, and TN.
  • Professional certification in project management, real estate, or finance is a plus.
  • Advanced negotiation skills for structuring land purchase agreements, joint ventures, and partnerships.

Responsibilities

  • Own and manage the full transaction lifecycle from Purchase & Sale Agreement execution through funding and closing.
  • Develop and maintain detailed closing timelines, checklists, and deliverables to ensure efficient deal execution.
  • Coordinate with internal teams, lenders, equity partners, attorneys, title companies, and consultants throughout the transaction process.
  • Oversee due diligence activities including environmental, geotechnical, survey, title, engineering, and entitlement documentation.
  • Identify potential transaction risks, delays, or missing information and escalate issues proactively.
  • Serve as the primary execution contact for lenders, capital partners, and internal finance teams during closing processes.
  • Review transaction documentation such as Purchase and Sale Agreements, Lot Purchase Agreements, assignments, amendments, and closing documents to track progress and flag concerns.
  • Manage communication with builder partners regarding due diligence materials, entitlement documentation, and closing requirements.
  • Maintain project management workflows and transaction tracking systems to ensure real-time visibility into deal status.
  • Establish and refine scalable processes and workflows that support increased transaction volume as the company grows.
