About The Position

NDM is seeking a dedicated and experienced Director of Operations to join our team at Miami Worldcenter , one of the largest and most exciting urban developments in the country. This is a hands-on, boots-on-the-ground role for someone who takes pride in keeping complex buildings running smoothly and efficiently. Located in the heart of Downtown Miami, Miami Worldcenter is a vibrant, mixed-use community spanning several city blocks. With residential towers, retail, restaurants, and public spaces, it's a dynamic environment that requires a proactive, solutions-oriented engineering leader. As a Director of Operations, you'll be responsible for overseeing day-to-day building operations, managing maintenance teams, and ensuring all systems are operating at peak performance. You'll be a key part of the team that keeps this landmark property safe, functional, and thriving.

Requirements

  • Bachelor's degree in Engineering, Facilities Management, or related field (preferred).
  • 7–10 years of engineering or facilities management experience, including 3+ years in a leadership role.
  • Strong technical knowledge of HVAC, electrical, plumbing, and life‑safety systems.
  • Experience with large‑scale commercial or mixed‑use properties strongly preferred.
  • Proficiency with Building Management Systems (BMS) and maintenance software.
  • Excellent leadership, communication, and organizational skills.
  • Bi‑lingual Spanish required.

Nice To Haves

  • Relevant certifications (HVAC, EPA, LEED, PMP) are a plus.

Responsibilities

  • Conduct daily property walk‑throughs to ensure all physical assets and building systems are functioning optimally. Respond quickly to operational issues identified during inspections.
  • Oversee maintenance and repair of mechanical, electrical, plumbing, HVAC, and life‑safety systems.
  • Lead, train, schedule, and evaluate maintenance staff; support ongoing skill development.
  • Develop and implement preventive and predictive maintenance programs.
  • Maintain a safe environment by identifying and eliminating hazards; ensure compliance with OSHA, ADA, EPA, and all regulatory requirements.
  • Manage operating expenses and address financial variances to maintain budget performance.
  • Conduct regular property assessments and prioritize capital projects based on urgency and budget.
  • Co‑manage construction activities in partnership with the Development team.
  • Interpret engineering drawings, schematics, and technical documentation.
  • Support the General Manager in maximizing profitability across operational areas.
  • Provide leadership to center staff in operations and customer service.
  • Oversee crisis‑response operations to ensure safety of tenants, guests, and property assets.
  • Build strong relationships with civic officials, including code enforcement and fire safety authorities.
  • Manage vendor relationships and coordinate contractor activities for specialized services.
  • Monitor energy usage and support sustainability initiatives.
  • Maintain accurate maintenance records, inspection logs, and equipment documentation.
  • Collaborate with tenants, property management, and stakeholders to ensure high service levels.
