About The Position

A top residential homebuilder is seeking a Director of Forward Planning to lead long-range planning, land acquisition support, and entitlement strategy. This role focuses on shaping the future project pipeline and aligning planning efforts with land development, preconstruction, and operations teams.

Requirements

• Bachelor’s degree in Construction Management, Civil Engineering, Real Estate, or related field preferred
• Significant experience in forward planning, land acquisition support, entitlements, or development strategy within residential homebuilding or land development
• Strong analytical and financial modeling skills; advanced Excel proficiency required
• Ability to manage multiple priorities in a fast-paced environment
• Strong communication, collaboration, and leadership skills

Responsibilities

• Lead forward planning strategy to support land acquisition and long-term growth objectives
• Evaluate land opportunities through feasibility analysis, due diligence, and entitlement planning
• Develop and maintain development pipelines, schedules, and long-range forecasts
• Partner with land development, preconstruction, finance, and operations teams to align planning with execution
• Coordinate entitlement strategy and consultant efforts to support project approvals
• Analyze market data, demographics, and financial models to inform planning decisions
• Identify risks early in the planning process and develop mitigation strategies
• Prepare and present planning updates and recommendations to executive leadership
• Build reporting frameworks to track timing, risk, and opportunity across the pipeline
• Mentor and develop team members to strengthen planning and analytical capabilities
