About The Position

VCC is seeking a strategic and forward-thinking Director of Preconstruction & Estimating to lead and elevate our nationwide preconstruction operations. This is a high-impact executive role responsible for building, standardizing, and scaling a centralized preconstruction and estimating function that supports eight offices across the country. You will operate at both the strategic and client level—driving internal excellence while serving as a trusted advisor to owners, architects, and development partners. Your leadership will directly influence project success from concept through contract, ensuring alignment across scope, budget, schedule, and market conditions. This is a safety-sensitive position.

Requirements

  • Bachelor’s degree in Construction Management, Engineering, Architecture, or related field—or equivalent experience
  • Minimum of 8+ years in preconstruction and estimating, with leadership experience required
  • Demonstrated experience building or leading a preconstruction team, ideally in a multi-office or national setting
  • Strong client-facing skills, with experience presenting to owners, developers, and design teams
  • Proven ability to manage complex schedules, workflows, and multiple concurrent projects
  • Expertise with industry-standard tools such as On-Screen Takeoff, Microsoft Excel, and estimating software platforms
  • Strong communication, negotiation, and organizational skills
  • Knowledge across multiple commercial sectors including retail, multifamily, hospitality, and mixed-use

Responsibilities

  • Build and lead a centralized preconstruction and estimating department that supports all eight VCC offices nationwide
  • Develop staffing plans, recruit and mentor team members, and establish a scalable structure for department growth
  • Define and implement standardized processes, workflows, and tools for consistency and efficiency across all projects
  • Oversee the full preconstruction process—from conceptual budgeting through final GMP/hard bid estimates
  • Lead project preplanning, including feasibility reviews, constructability analysis, and design coordination
  • Direct and manage bid schedules, ensuring coverage and timely delivery across multiple concurrent projects
  • Collaborate closely with internal departments (Operations, Business Development, etc.) to align strategies and resources
  • Serve as a primary point of contact for clients during the preconstruction phase
  • Guide owners, architects, and consultants through early design and cost decisions, providing expert input and solutions
  • Present budgets, schedules, and value engineering options in client meetings and interviews
  • Help secure work through professional and strategic relationship building
  • Supervise the preparation of conceptual, schematic, and detailed estimates
  • Oversee quantity takeoffs, scope development, and pricing accuracy across all trade disciplines
  • Maintain and grow a company-wide historical cost database, regional pricing data, and lessons learned repository
  • Track industry trends, escalation forecasts, and labor market conditions to inform accurate estimating
  • Develop and maintain strong relationships with subcontractors, suppliers, and trade partners across all regions
  • Leverage industry contacts to gather competitive pricing, availability, and insight on market conditions
