About The Position

Under the supervision of the VP of Land Acquisition, the Director of Entitlement is responsible for the activities of land entitlement and various other support activities as they pertain to land entitlement for Goodall Homes. Goodall Homes is dedicated to making the home buying process easy and fun, aiming to be the builder of first choice in every market they serve, with over forty years of home building excellence.

Requirements

  • Demonstrated leadership skills necessary to lead a department
  • Minimum of 10 years experience in homebuilding industry
  • Minimum of 5 years as Land Acquisition Manager, Entitlement Director, and/or Development Manager
  • Able to identify, create, and refine processes to streamline activities related to land acquisition, entitlement, and development
  • Experience in all facets of land including acquisition, entitlement, and development
  • People skills to articulately and professionally handle conflicts with city staff personnel, land development contractors, and employees of the company
  • Computer skills to help create and maintain budgets, schedules, and the creation and maintenance of various other spreadsheet documents

Responsibilities

  • Works with the Land Acquisition Team to identify and work through issues regarding entitlement
  • Meet with local municipalities on zoning issues
  • Work with land planners and engineering firms to prepare site plans for city review and approval
  • At times, present information at City Meetings (ex. Planning Commission, BOMA, etc.)
  • Works with VP of Development and Development Managers through the process
  • Participate in the project feasibility and due diligence to ensure technical, professional and engineering studies are adequate for use during the Entitlement/Development process
  • Responsible for obtaining utility approvals and easements
  • Assist in the creation and management of contracts and estimates
  • Assist in approving invoices and purchase orders for payment
  • Assist in submitting for and obtaining necessary permits and approvals
  • Assist in the creation of project schedules
  • Review project drawings for omissions / errors
  • Assist in the bid process, quantity take-offs, cost estimating, and cost analysis
  • Assist in coordination with civil engineering, geotechnical, and surveying consultants
