About The Position

We are seeking a Director of Building Services to join our life plan community in Tysons! The Director of Building Services assures that all community buildings and associated computerized, mechanized and manual equipment, regulatory compliance and operating systems, as well as the campus grounds, are consistently maintained in good, safe, operational condition and working order through timely preventive maintenance and proactive follow-up.

Requirements

  • Must have good organizational, interpersonal, communication and fiscal management skills.
  • 3-5 years of progressive supervisory experience.
  • Practical knowledge of Life Safety Codes; HVAC, building construction, plumbing, electrical, and refrigeration systems; and preventive maintenance systems and software programs.
  • Intermediate level proficiency of Microsoft Office programs and ability to learn new software programs.
  • Ability to facilitate meetings, be a strong leader and multifaceted.
  • Strong attention to detail, analytical and problem-solving skills.
  • Ability to prioritize tasks.
  • Ability to act with integrity, professionalism, and confidentiality.

Responsibilities

  • Select, train, and manage performance of maintenance This includes completing work on time and budget, and ensuring the Community is tour-ready at all times.
  • Manage timely completion of all resident and staff maintenance requests and work orders.
  • Oversee and perform routine preventive maintenance of all community buildings, equipment and operating systems with the assistance of a Chief Engineer.
  • Prepare and manage departmental operating budget and reports; community Capital budgets and reports; establish and maintain necessary departmental historical records.
  • Coordinate periodic fire drills and oversee regular testing of fire and life safety systems in accordance with regulatory requirements and company standards.
  • Provide expertise and assistance for all emergency repairs and complex system problems.
  • Maintain sufficient inventories of all necessary operating supplies, materials, and equipment.
  • Oversee and participate in preparation or renovation of all apartments, resident inspection, and move-in. This function may also include coordinating outside contractors and vendors on behalf of the community or new resident.
  • Oversee and participate as necessary in the landscaping and daily landscape maintenance and snow removal (if applicable).
  • Schedule and coordinate outside vendors/contractors.
  • Leads the community safety committee and participates in the monthly corporate Risk Committee meetings.
  • Establishes, operationalizes, engages team members in, and sustains a Quality Assurance Process Improvement process.
