About The Position

The Director of Asset Management will oversee, coordinate, participate and actively work with Odin Management’s Property Management professionals. This role will have responsibility, oversight, and management of various multifamily real estate investments with the overall goal of maximizing net operating income and therefore asset values. The Director of Asset Management will regularly evaluate operational performance against relevant industry metrics, report on these metrics and make recommendations to optimize performance.

  • Bachelor’s degree in Business, Real Estate, Finance or Accounting.
  • 2-3 years of experience in the multi-family and/or commercial real estate required.
  • Prolonged periods of sitting at a desk and working on a computer.
  • Must be able to lift 15 pounds at times.
  • Overnight travel may be required.
  • Must have the ability to fly commercial to and from property locations.
  • Must have the ability to drive to and from property locations and possess a valid driver’s license.

Nice To Haves

  • Experience working with multifamily Section 8 properties is a plus.

Responsibilities

  • Assist in the creation of Property Review and Improvement Plans including gathering of market data, and the regular reporting and review of property performance metrics.
  • Reviews monthly operating statements in Yardi and identifies underperforming assets. Collaborates with management and operations team to prioritize issues and develop action plans to address challenges.
  • Attends property site visits, as needed, to monitor the condition of each property in portfolio and to monitor competitive properties in the surrounding communities.
  • Evaluates ways to reduce operating expenses for each property within portfolio by reviewing costs and by taking advantage of emerging technology whenever possible.
  • Maintains a basic understanding of competitive properties in the market, vacancies as well as an understanding of supply and demand to set goals.
  • Reviews occupancy and market rent data to recommend rental rates and terms.
  • Participates in calls with Regional Directors, Regional Managers, and Property Managers to report on findings.
  • Prepare quarterly and monthly reports and financial statements in alignment with industry standards and ongoing metrics.
  • Assist in the review of valuation models, take part in the acquisition and disposition process, and support due diligence efforts for select investments as needed.
  • Communicate with third party property management, appraisers, and brokers.
  • Participate in the acquisition of new assets and assure successful integration into Odin Managements portfolio of properties.
  • Be an expert for each market where assets are located with an emphasis on competing apartment communities.
  • Visit all properties within the portfolio on a regular basis to make sure assets are being properly evaluated against goals and objectives.
  • Work with Regional Directors on the implementation and monitoring of digital marketing strategy based on search engine research, monitoring, optimization, analysis, and reporting and determines ROI against related expenses.
  • Review, monitor, and report on the overall performance of paid personnel search efforts.
  • Maintain knowledge of emerging trends within the multi housing rental industry.
  • Perform other related duties as assigned.
