About The Position

The Director of Design and Construction will support the hospitality segment of the business and the Outbound brand. Initially, this position will focus on a Salt Lake City project and be required to be onsite. Ideal candidates will be located in Salt Lake City, Utah. Candidates in Denver, CO or Chicago, IL who have the ability to travel weekly to SLC may be considered. This position is responsible for new development and capital rehabilitation projects from inception to completion across feasibility, financing, cost estimation and budgeting, zoning, design, planning, procurement, and construction phases within Waterton guidelines. This role will also be responsible for continuing to develop programs with industry best practices that deliver cost effective results for investors to deliver high quality projects on time and within budget.

Requirements

  • Working knowledge of all aspects of development, horizontal / Civil and vertical construction and renovation in various markets.

  • Negotiate and execute consultant and construction contracts as a Waterton fiduciary.
  • Manage both Financial and Operational needs of a project and the organization while keeping a balance of those needs into final budget, design and project timelines. keep
  • Understanding of construction and development accounting systems and industry practices.
  • Manage bank draws and work with large lending institutions, meeting all their requirements, which may vary from internal requirements.
  • Manage and navigate Federal, State and local agencies for either Ground up development and asset improvement programs including but not limited to Legal, Environmental, Zoning, Engineering, Building Departments, Fire Departments, etc.
  • Bachelor’s Degree in Construction Management, Engineering, Real Estate, Architecture, Engineering, Business or other relevant field.
  • 10+ years of progressive experience in R.E. Development and Construction project management of complex urban, mid and high-rise building projects, with the majority of time specifically spent on residential (apartments/condos) and/or hospitality construction.
  • Demonstrated proficiency in these areas: Entitlements, Architecture, Design, scheduling, budgeting, cost control, project supervision, financial reporting, contract negotiations, interpersonal skills, computer skills, safety/insurance, ability to communicate, both written and oral.
  • Must have the ability to travel up to 75% when business needs arise.
  • Must have a valid driver’s license and ability to rent a car.

Nice To Haves

  • PMP & LEED certification/experience a plus.

Responsibilities

  • Oversees the construction and development of sites projects with the construction team and manages the design and implementation of components of the project site which may include civil and vertical construction project management.
  • Provides support on financial & technical data required for the investment memorandums, providing insight on proposed projects, including detailed construction budgets and feasibility studies.
  • Manages duties with architect, engineer, landscape architects, interior designers, contractor’s project managers, and development associates.
  • Responsible for providing necessary updates on all aspects for projects to leadership to ensure alignment to financials, budgets and schedules.
  • Facilitates and holds weekly OAC meetings.
  • Manages the construction draw process, develops monthly project reports, and reviews for each construction phase.
  • Manages relationships with project and construction teams (internal or 3rd party) to ensure construction projects are completed on time, designed according to plan, and within budgetary guidelines. This includes ensuring the contractors follow technical development cost and quality control procedures and that all required permits and approvals are obtained.
  • Manages and navigates relationships with local project management firms, construction companies, and other key technical stakeholders, and appropriately manages ongoing communications related to the technical side of the proposed development projects.
  • Manages the third-party inspections and bond releases for projects nearing completion.
  • Leads and oversees specifications, contract negotiations, and construction coordination internally and with vendors.
  • Conduct daily on-site visits to manage development and construction progress and schedules through punch and turnover, and post-delivery.
  • Perform\s monthly review of all assets project status, budgets, and scheduling reports with experience in analyzing and modifying critical path schedules.
  • As required - Manage and navigate Federal, State and local agencies for either Ground up development and asset improvement programs including but not limited to Legal, Environmental, Zoning, Engineering, Building Departments, Fire Departments, etc.
  • On-site for a mon. of three days per work or as project requires to manage, schedule, budget, quality and project coordination.
