About The Position

The Director, Construction and Offsite Water Infrastructure for our Stafford Technology Campus (STC) is a unique role that requires well-developed people and technical skills, expert cross-functional collaboration, and highly refined communication skills to be successful. This role will challenge the successful candidate, who will be responsible for managing consultants and contractors, providing support to our Wet Utilities Team with regards to the STC Campus, managing relationships with various external stakeholders (including, but not limited to, inspectors, AHJ’s, and being an expert in supporting regulatory/policy efforts with those same stakeholders). The Director will be an essential part of STACK’s STC Construction Team, supporting both strategic and tactical initiatives and solving difficult challenges related to budget, schedule and/or safety of the project. This may include leading negotiations with contractors, consultants, and other vendors, ensuring that schedule and budget commitments are met, driving a team culture that de-risks and optimizes costs through value engineering, early procurement and other methods. In this role, close coordination will be required with multiple teams at STACK, as well as local AHJ leadership. The management of these relationships is absolutely essential to success and the development and preservation of these relationships is critical. The ideal candidate will have extensive experience managing large, complex, Core & Shell / Heavy Civil / Industrial programs with a focus on water and sewer utility work. Data center industry experience is not required. You will ideally come from a heavy civil or water utility organization with experience in developing, designing and constructing water and sewer facilities. Alternatively, you may be a civil engineer with experience in construction, design and planning within the water sector. The organizational structure is lean and flat, and the continued aggressive growth of the business will create significant opportunities for career growth, particularly as one of the first members in a newly created business vertical within STACK.

Requirements

  • 15+ yrs overall experience, including at least 5 yrs in complex, large-scale Core & Shell / Industrial construction programs with large scale utility infrastructure (including related fields such as Project Management Consulting; Re-Development; Design/Engineering)
  • Four-year degree in a related field (Construction Management, Engineering, Architecture) is strongly preferred, but not required
  • Client-facing and team leadership experience required.
  • High-level proficiency with the Microsoft Office Suite, particularly Excel (also Word, PowerPoint, Outlook, SharePoint, OneNote, Project).
  • Excellent financial acumen (familiarity with NetSuite preferred but not required).
  • Strong leadership skills, high emotional intelligence, and a proven track record in leading, managing and developing teams.
  • Experience with multiple large-scale, fast-moving projects across a large geographical area, and a history of developing collaborative and high-morale team cultures.
  • Expert problem-solving skills, utilizing creativity, relentless follow-through and your deep understanding of the industry and STACK to early-identify and mitigate issues before they become problems.
  • Mastery of the tools of the trade (AIA Contracts, Construction Schedules, Budgets & Schedules of Values, Payment Applications, Lien Releases, Subcontracts, Purchase Orders, Invoices, Vendor Agreements, Construction Insurance types, etc.).
  • Rigorous attention to detail, precision and accuracy, particularly in financial matters, budgets, cost projections, etc.
  • Ability to prioritize, delegate and stay focused under pressure. Strong organizational skills are a must.
  • Positive, can-do attitude and team player.

Nice To Haves

  • Data Center experience and technical knowledge is a definite plus, but not specifically required for this role.

Responsibilities

  • Manage and review consultant efforts with respect to various engineering, design, estimating, and construction related to water/sewer to support development and construction of new data center sites.
  • Establish, manage and achieve schedule milestones with respect to design, permitting, construction start and completion dates.
  • Advise STACK Development on how water/sewer needs will impact the constructability and feasibility of future projects.
  • Review and approve project cost estimates for water/sewer needs.
  • Manage relationships and discussions with water/sewer utility companies and AHJ’s.
  • Review any agreements with water/sewer utilities.
  • Assist in obtaining easements and other property rights.
  • Manage budget related to water/sewer consultant and contractor activities.
  • Prepare presentations, track market activity, and provide weekly and biweekly reports.
  • Collaborate with other business units as necessary, including pre-construction, design and engineering, development, sales, legal, and tax.
  • Manage a team of project management resources, with on-the-jobsite responsibilities.
  • Aid in the preparation of business cases and recommendations for leadership approval.
