We are excited to hire a Development Project Manager to work with our GSI Team! This role is remote in Oregon, Washington, or California, and the salary for this role is $150,000 to $190,000 depending on experience and location. Our Development Project Manager, GSI: Works with the acquisitions team on site due diligence and project feasibility, including construction and development costs modeling, remodeling and renovation plans, and other forward planning activities. Communicates and coordinates closely with operations and sales teams to ensure that projects meet and reflect customer preferences and enhance operations. Oversees the project team for all public agency approvals. Prepares and update development and construction cash flow budgets. Assists in the selection of the design team including preparation and review of RFPs. Is primarily responsible for the selection of contractors and consultants including preparation and review of RFPs. Systematically manage projects to ensure they stay on target for project budget, schedule, and quality. Prepares and updates project cost estimates (actuals to budget) throughout the life of the project. Manages the project design and construction teams through each stage of a project including concepts, schematics, design development, construction documents, permitting, bidding and negotiation, construction and turnover to operations. Creates and maintains detailed schedules for each project. Leads all activities related to contract administration, change orders, procurement, schedule, and financial reporting Has thorough knowledge of the company's contracts and understanding of all parties involved Secures required permits and verify insurance coverage for subcontractors Facilitates project meetings to successfully coordinate work activity Leads, trains, and develops project team members Prepares and submits monthly job status reports that outline project priorities and issues Leads project close-out of project, including turnover of manuals and warranties and preparation of final payment documents for subcontractors Provides regular and timely information to management team members and residents on project status and schedule. Is accountable for project outcomes and achieving project targets, specifically budget, schedule, quality, and financial goals. Approaches all encounters with residents, associates, and key external stakeholders in a friendly, service-oriented manner. Develops and maintains positive working relationships with counterparts at owner, engineering and design firms. Establishes a deadline and monitors the progress of the projects. Supports the company’s acquisition of new work by participating in proposals and presentations. Provides leadership to foster an environment of inclusion and diversity. Proactively identifies and develops relationships with industry professionals to generate and win the right work. Takes an active role in recruiting top industry talent to join the GSI team. Identify, hire, and retain outstanding people. Performs other duties as assigned. What you need to succeed: Bachelors or Masters degree in Engineering, Architecture, Construction Management, or related discipline; or the equivalent combination of relevant work experience. AIA, CM certification, and/or LEED professional certification are preferred. 4+ years of construction experience required; working for a general contractor on large-scale construction projects is highly preferred. 2+ years leading, developing, and motivating teams. Experience managing projects successfully from start to finish. Understanding of the strategic, operational, and financial components of a construction project Ability to make timely and effective decisions Skilled at developing and negotiating relationships with owners and trade contractors Strong work ethic, leadership, and the ability to work in a fast-paced environment Alignment to our Standards of Excellence: self-motivated, results oriented, adaptable, team player, accountable, ethical, innovative, resilient, builds relationships, builds people/teams and followership, sets direction and executes Ability as a self-starter who can work with little or no instruction/supervision on varied real estate development projects. Knowledge of general business practices and procedures. Must have strong organization and analytical skills, highly effective written and verbal communications skills as well as strong negotiation, coordination and relationship building skills. Intermediate to advanced level knowledge of MS Project, Outlook, Excel, Word, and PowerPoint.
