About The Position

OHT Multifamily Development is a leading builder and developer of luxury multifamily communities in the major Texas markets of Austin, Dallas-Fort Worth, Houston, and San Antonio. Since 2010, OHT Partners has principally developed 57 projects totaling 18,600 units and completed an additional 128 projects totaling 38,000 units as a general contractor for third-party clients. Position Overview We are seeking to hire a multifamily development analyst in our Houston, Texas office. This analyst will have the opportunity to work on all stages of the multifamily development lifecycle: market research, site selection, financial analysis, site feasibility, design, permitting, capitalization, construction administration, operations, and disposition. The Houston office has a significant development pipeline and operating portfolio, providing the opportunity to experience all facets of development quickly.

Requirements

  • Degree in Finance, Accounting, and/or Engineering preferred
  • 2 plus years of experience in Finance, Real Estate, or related field
  • Real estate capital markets, lending, acquisitions, and/or development experience preferred
  • Excellent financial modeling skills, including thorough knowledge of Excel
  • Proficiency in PowerPoint and Word
  • Excellent quantitative, analytical, critical thinking, and problem-solving abilities
  • Strong written and oral communication skills
  • Excellent attention to detail and organizational skills
  • Genuine interest in the industry, a strong work ethic, and being a self-starter are required

  • Experience with Yardi, OneSite, and Axiometrics/Market Analytics a plus

Responsibilities

  • Performing market research
  • Maintaining and developing databases for transactions and development opportunities
  • Researching site-specific information and development constraints
  • Underwriting in Excel multifamily development opportunities
  • Coordinating site development feasibility and overseeing various consultants
  • Coordinating with architects, engineers, interior designers, and other consultants
  • Assisting with design direction and reviewing plans
  • Overseeing permit processes with various governmental authorities
  • Coordinating with OHT Construction to price various design elements and produce budgets
  • Reviewing construction budgets, subcontractor bids, and value engineering proposals
  • Writing, preparing, and assembling debt and equity offering memorandums
  • Coordinating due diligence and closing with lenders and investors
  • Performing site visits on construction sites and tracking completion of resulting action items
  • Reviewing monthly construction draws and managing the overall budget and schedule
  • Coordinating design changes with consultants and the construction team
  • Reviewing and approving submittals from subcontractors for various key finishes
  • Selecting and ordering furniture, fixtures, and equipment for the projects
  • Coordinating turnover from construction to property management
  • Assisting property management with rent setting, expense management, and budgeting
  • Visiting completed assets to ensure proper presentation and operations
  • Oversee property tax protests and insurance renewals
  • Coordinating dispositions with the brokerage community and buyers
  • Assist in answering investor requests for information
