About The Position

The Real Estate Office Construction Manager's role is to coordinate the build-outs of our branch offices, located throughout the country -- from space planning through construction and move-in. This includes coordination with architects, property managers, contractors and vendors.

Requirements

  • High school diploma and 5 years related experience required.

  • Working knowledge in reading architecture designs
  • Proficient in AutoCAD (Version 2015LT at a minimum)

Responsibilities

  • Discuss program requirements with the local business to set expectations for the space and to meet Gallagher Real Estate standards.
  • Interface with the local business to review and refine each space plan "Test Fit," as needed until a final plan has been accepted by all parties.
  • Coordinate with internal IT colleagues to determine the placement and requirements for the data room and additional equipment.
  • Interface with the real estate brokers and real estate attorney to assure that the final Test Fit and Specifications are incorporated in the lease documents.
  • Assist local business in the selection of finishes, chosen from Gallagher standard color schemes.
  • Coordinate with the furniture vendor to develop furniture plans based on the final Test Fit. Obtain and review proposals. Place furniture orders and incorporate installation into overall project schedule.
  • Coordinate with IT and outside vendors to facilitate low voltage, access control and AV needs on a per project basis.
  • Serve as the primary point of contact for the local business during the build-out and move.
  • Coordinate with the landlord's GC to obtain pricing for the build out and work to value engineer the space to reduce Gallagher's potential costs.
  • Schedule weekly calls with the local business, GC, IT and all vendors to recap project status in effort to keep project on schedule.
  • Obtain a GC schedule for the build-out and coordinate the timely installation of furniture, cabling, appliances and equipment to meet project deadlines.
  • Review and approve all invoices to be paid by Gallagher. Provide the invoices to accounting for capitalization.
  • Coordinate punchlist walk-thrus to assure that all work is fully completed and acceptable.
  • Assure that all permitting, including building permits and occupancy permits have been properly obtained.
  • Coordinate with the local business contact and the move vendor to assure that the move is properly planned.
  • Work with the move vendor, and the local business to assure that all existing spaces are properly and timely decommissioned.
  • Participate in weekly Corporate Real Estate Meetings to review and provide status updates for each project.
