ROW Agents are the bridge between project teams and landowners, securing the land rights, permits, licenses, and agreements that make safe and successful construction and operations possible. Your work ensures projects move forward with clarity, fairness, and compliance, helping communities benefit from reliable energy and utility services. What Your Impact Is Facilitate crucial negotiations with landowners to secure land rights and resolve complex damage claims. Support major capital projects by identifying property ownership, analyzing real estate interests, and determining fair market values. Prepare and manage essential documentation that protects both project integrity and landowner interests. Contribute directly to the safe construction, operation, and maintenance of major transmission and utility systems. Strengthen ERM’s reputation through professionalism, strong communication, and ethical engagement.

Requirements

  • High school diploma. Or equivalent experience.
  • Minimum of 3 years of ROW or related real estate experience.
  • Solid working knowledge of PCs, Microsoft Office Suite, Google Earth, ArcGIS, and data management software.
  • Knowledge of real estate values and accepted real estate appraisal practices.
  • Ability to work independently and remotely across various locations for extended periods.
  • Strong organization, attention to detail, and professionalism.
  • Excellent written and verbal communication skills.
  • Ability to meet criteria in the Job Demands & Conditions Analysis for office and field roles.
  • Ability to pass a pre‑hire background check and drug screen.
  • Driver's License Required: This position requires a valid driver's license and/or the ability to operate a company vehicle due to the nature of job duties, which include frequent travel to various client locations across a large geographical area.

Nice To Haves

  • Additional experience in ROW acquisition for utility or infrastructure projects (water, wastewater, pipeline, gas, electric).
  • Experience negotiating complex agreements or resolving property‑related claims.

Responsibilities

  • Conduct complex negotiations with landowners and their designees.
  • Manage settlement of complex damage claims related to construction‑site property impacts.
  • Search courthouse and other public records to determine current property ownership and related interests.
  • Advise and assist in establishing fair market value ranges for land and land‑rights acquisitions.
  • Draft and/or supervise preparation of documents including: Rights of entry Damage claims Contracts Easements Licenses Leases Permits Options to purchase Other documents necessary for acquiring adequate project rights
  • Ensure compliance with corporate health and safety policies.
  • Perform other duties as assigned or required.
