About The Position

The Senior Right of Way Agent will assist and complete assignments which include the facilitation of land acquisitions, negotiations, encroachments, property research, titles, relocation assistance and surveys under the Uniform Act.

  • High School Diploma or equivalent and seven (7) years’ experience in right of way acquisition and relocation; OR Bachelor’s degree in Business Administration, Real Estate or related field AND three (3) years’ experience in right of way acquisition and relocation; AND
  • Valid driver's license; AND
  • Valid Real Estate license issued by the State Department of Real Estate in the state performing work; AND
  • Ability to pass a background check

Responsibilities

  • Researches complex titles and analyzes the impact and validity of recorded documents on property interests.
  • Conducts negotiations to secure land, property rights and complete relocations.
  • Reviews complex title reports and other information to determine ownership and real estate interest, encumbrances of record, creates the documents and releases required to secure clear title through negotiation activities, clears encumbrances from the title or assist escrow agencies in securing releases upon successful completion of negotiations.
  • Directs Field Agents for successful completion of acquisition activities and provides acquisition and relocation training to Field Agents.
  • Prepares, analyzes, reviews, interprets, organizes and/or directs the preparation of land and right of way related agreements, deeds, easements, leases, permits, licenses, reports, offer packages and acquisition and relocation documents for a variety of project assignments with little to no supervision.
  • Prepares, analyzes, reviews and interprets Land and Right of Way related agreements, deeds, easements, leases, permits, licenses and reports.
  • Participates in appraisal site inspections, reviews appraisal reports for accuracy and completeness, explains complex appraisal methodologies to landowners.
  • Reviews survey drawings, writes complex legal descriptions, reviews deeds, easements, plats, title reports and plans related to right of way projects for a variety of project assignments.
  • Completes and compiles all data for local, state and federal agencies permits, leases, agreements, etc. and serves as a liaison in pursuit of approved project activities.
  • Researches and collects real property related documents and produces summary reports of data for multiple purposes, e.g. summary title report of encumbrances, relocation plans, market analysis, etc.
  • Negotiates easements, licenses and fee interest purchases with landowners.
  • Supports and assists in the translation and input of data from Right of Way documents into various internal and client management databases and performs quality assurance reviews of databases entries from Right of Way field agents.
  • Prepares detailed project status, technical, and acquisition reports for the project team.
  • Provides support to Right of Way management on document preparation and control, meeting agendas and other various project relate activities.
  • Complies with company and site safety policies.
  • Conducts surveys of households, businesses and other organizations; develops summary reports of survey details.
  • Assists with and gathers information and required documentation necessary to support various claims for relocation assistance.
  • Assists with and prepares relocation assistance claims and tracks relocation expenditures for displacees.
  • Performs other related responsibilities as needed.
