About The Position

The Site Superintendent coordinates all site construction activities and supervises all trade and field personnel as required to complete the assigned project on schedule, within budget, and in conformance with plans and specifications. This includes enforcing a safety culture, ensuring quality and production, and maintaining vendor and trade partner relationships. The Site Superintendent will collaborate with the VP of Construction regularly.

Responsibilities

  • Manage and supervise subcontractors for all work performed on-site including:
  • Manage foreman and their duties and ensure all have resources and information to perform their tasks effectively and efficiently.
  • Ensure all personnel have the resources to perform their work safely.
  • Collaborate with the Vice President of Construction on the start-to-finish cycle of new and existing projects.
  • Conduct preconstruction planning.
  • Participate in project walk-throughs as needed.
  • Partner with the Vice President of Construction on job site work schedules and production goals.
  • Schedules pre-job site meetings and ensures communication of the project scope to the field personnel before the project starts.
  • Maintain an organized job site, including the construction site office/trailer and fieldwork.
  • Review construction documents to identify constructability issues and conflicts before they arise in the field and/or cause schedule impact.
  • Understand, review, and manage project plans, specifications, and manufacturer's data and execute the project based upon said documentation.
  • Review submittals for compliance with project manual and plans, manufacturer's recommendations, and code, or other standards applicable to the system.
  • Review and enforce subcontract scopes of work.
  • Review subcontractor billings to verify billings match completed progress and/or stored materials onsite.
  • Review job costs and file tracking information to monitor jobsite progress and highlight projects that may be behind schedule or over budget.
  • Collaborate and enact plans to improve production, efficiency, and reduce expenses within the company.
  • Maintain a safe jobsite for workers and visitors by ensuring compliance with established site safety practices and policies, reviewing safety reports from 3rd party safety inspectors, and resolving any site hazards that may occur.
  • Investigate, document, and report any injury to life, limb, or property that occurs.
  • Ensure subcontractors are performing daily clean-up, keeping the site in safe and organized condition, and complying with the construction site stormwater permits and BMPs.
  • Notify subcontractors when cleaning/staging is not being completed and/or maintained, and verify subcontractors correct deficient conditions.
  • Comply with all required Erosion Control BMPs and reporting requirements.
  • Maintain a secure jobsite by locking/unlocking the jobsite at the end/beginning of each workday and walking the perimeter of the jobsite at the end/beginning of each workday.
  • Work with the project teams to budget, forecast, and manage field personnel, labor, equipment, materials, tools, and other cost considerations.
  • Maintain positive internal and external relationships with Development, Accounting, Property Management, residents (existing and future), subcontractors, and suppliers.
  • Prepare work plans and develop temporary facilities for the project.
  • Schedule vendors to provide required maintenance of temporary facilities.
  • Ensure all required materials, equipment, and inspections occur to support the project schedule.
  • Manage the overall project and 5-week look ahead schedules, including creating the master schedule and updating it weekly.
  • Notify subcontractors of upcoming work in advance.
  • Keep subcontractors appraised of schedule changes leading up to the start of work.
  • Notify consultants of upcoming work at least 2 business days in advance.
  • Create and maintain a calendar of scheduled deliveries to ensure no conflicts arise with ongoing work or other scheduled deliveries.
  • Schedule inspections as far in advance as possible with appropriate agencies.
  • Coordinate with appropriate subcontractors to ensure they attend required inspections.
  • Walk inspections with subcontractor(s)/inspect(s)
  • Document and notify subcontractors of required corrections and ensure corrections are made before re-inspection.
  • Review reports prepared by 3rd party Inspectors.
  • Identify problems in advance and recommend solutions.
  • Generate RFI's (Requests for Information) as required to ensure completeness of the project documents and identify and clarify any discrepancies.
  • Perform quality control on job sites.
  • Work with the project team to manage the company’s quality control program for the project.
  • Attend OAC meetings when scheduled.
  • Prepare Daily Reports and Job Hazard Analysis Reports
  • Complete daily log in Procore at the end of each workday
  • Take photos each day reflecting work in progress and site conditions and upload to Procore.
  • Take photos of any unknown conditions discovered or unusual conditions that arise.
  • Conduct on-site project meetings with subcontractors and construction trades lead personnel.
  • Supervise completion of a final punch list
  • Work collaboratively with the Property Management teams to effectively transition completed developments from construction to operations.
  • Work with the project team to maintain productive relationships with the community, visitors, subcontractors, inspectors, consultants, team members, and suppliers.
  • Create and maintain a positive work environment.
  • Manage site work and logistics of the construction site.
  • Provide feedback on processes and procedures to align with the culture of continuous improvement.
