About The Position

The Construction Superintendent will plan and supervise a wide range of construction, renovation, and capital improvement projects from start to finish, across all of our assets in the US. In this role you will organize and oversee and ensure projects are completed in a timely and efficient manner. The ideal candidate will be well-versed in all construction methodologies and procedures and able to coordinate a team of professionals from different disciplines to achieve the best results. Additionally, we are seeking an individual with an analytical mind, some estimating knowledge and strong organizational skills. The goal will be to ensure all projects are delivered on time according to requirements and without exceeding budget. This is a dynamic role designed for a hands-on leader who thrives on problem-solving, building relationships, and driving results in a fast-paced, multi-faceted environment.

Requirements

  • Proven experience as a Construction Project Manager or Superintendent (3+ years preferred)
  • Bachelor’s degree in Construction Management or equivalent field experience (preferred)
  • In-depth understanding of construction procedures, sequencing, estimating, budgeting, and project management principles
  • Thorough knowledge of local building codes, inspections, multifamily life-safety requirements, quality standards, and health & safety regulations
  • Ability to read and interpret architectural, structural, and MEP blueprints and other construction drawings
  • Strong oral and written communication, negotiation, leadership, and scheduling skills, including the ability to coordinate and lead virtual/in-person stakeholder meetings and provide feedback to staff
  • Highly reliable with excellent follow-up, time management, and a strong sense of urgency
  • Ability to negotiate and manage contractual arrangements
  • Knowledge of operating practices within construction, architectural, and building firms
  • Ability to travel up to 60% of the time
  • Proficient in MS Office (especially Excel and Teams) and construction/project management software (Procore, Bluebeam, etc.)
  • Commitment to the highest level of professionalism and ethics in all work performed

Nice To Haves

  • Multifamily specific construction project experience preferred
  • Knowledge of sustainable building practices and processes
  • Ability to operate heavy machinery (e.g. Skytrak, scissor lift, skid steer, etc.)
  • Project Management Professional (PMP) or equivalent certification a plus
  • Multifamily or residential construction certification a plus
  • OSHA 30-Hour Certification
  • First Aid/CPR Certification

Responsibilities

  • Organize and oversee the on-site multifamily residential construction process and/or capital improvement projects and ensure projects are completed in a timely and efficient manner
  • Ability to coordinate a team of professionals of different disciplines to achieve the best results across repetitive unit layouts and shared building systems
  • Ensure all projects are delivered on time according to requirements and quality standards, and without exceeding budget
  • Daily on-site construction site management as well as visits to alternate project sites as needed, which may involve varied amounts of travel and overnight stays
  • Serve as the company’s main contact for the project(s)
  • Obtain permits and licenses for the project(s)
  • Determine required resources and plan for lead times to meet construction schedules with a focus on unit sequencing and turnover milestones
  • Collaborate with architects, engineers, general contractors and others to ensure work complies with drawings, specifications, building codes, and safety regulations
  • Research and identify reputable contractors and assist with bid management, as needed
  • Supervise the work of all vendors, laborers, and others working on site
  • Monitor installation of building systems, including plumbing, electrical, HVAC, fire sprinkler, and life-safety systems
  • Conduct daily site walks to verify quality, progress, and cleanliness
  • Track material deliveries and ensure timely installation to support project completion
  • Oversee safety program and ensure all local, state and national building code and safety protocols are followed
  • Maintain timely tracking reports and detailed budgets
  • Provide analysis of budgets and schedules and their effect on the financial objectives of the project, including proactive forecasting
  • Writes and communicates inspection reports and project update reports to stakeholders including Ownership, inspectors, subcontractors, and design teams
  • Maintain punch lists for units, common areas, and exterior scopes and ensure all work is completed to Ownership standards
  • Provide regular progress reports as directed by Ownership standards, including photo documentation
  • Other duties as assigned
