About The Position

Grahame Family 30A Custom Home Builders, aka GF30A, is seeking an experienced Construction Project Manager to join our team. You will be part of a family-oriented team that strives to build beautiful homes to GF30A's high standards and beyond code. You will also have the unique opportunity to work alongside and learn from Tony, a nationally award-winning builder and professor. The Project Manager is the primary point of contact for every project and is directly responsible for its management and oversight. He/she maintains a complete and thorough understanding of the project plans and specifications and is responsible for compiling a complete estimate of project costs and for establishing the project schedule, including proper sequencing of trades. The Project Manager maintains open lines of communication with the Project Superintendent and is directly responsible for interface with the homeowner, architect, engineer, designer, and related consultants. Additional responsibilities include, but are not limited to, the following: Establishing a complete project budget, including all required trade and vendor pricing in accordance with the plans and specifications for the project. Developing a comprehensive project schedule identifying all trade and vendor activities and sequencing as required. Constructability reviews of the design and identification of required means and methods. Coordination and review of all permit requirements and submissions. Identification of qualified subcontractors with solicitation and review of all pricing estimates. Review and approval of all project costs and related expenditures, including all subcontractor and vendor invoices. Negotiate and prepare subcontracts with complete scopes of work. Bi-monthly review & processing of all subcontractor and vendor invoices to ensure that requisitions and costs accurately reflect work in place and/or materials received. Maintaining all project-related correspondence and reporting, including but not limited to all RFIs, change order requests, submittals, shop drawings, meeting minutes, etc. Conducting project design and pre-construction meetings with the homeowner, the Design Director, and occasionally the Architect. Conducting weekly job progress meetings with the Project Superintendent. Confirming that all change orders are properly executed and indicated on the as-built Plans or design drawings. Preparation and review of all Owner payment requisitions. Ensures adherence to all jobsite and company rules & regulations. Ensures the highest standard of quality, coordinating required material and/or design mock-ups as necessary with the Project Superintendent and related trades. Requirements

  • Significant Construction Management Experience: Proven track record in project management, specifically within custom home building, with enough industry knowledge to manage jobs immediately upon hiring.
  • Expertise in Financial Oversight: Proficiency in establishing complete project budgets, compiling cost estimates, and managing the bi-monthly review and approval of subcontractor and vendor invoices.
  • Advanced Scheduling and Planning Skills: Ability to develop comprehensive project schedules, including the proper sequencing of trades and the identification of necessary "means and methods" for construction.
  • Strong Communication and Relationship Management: Experience acting as the primary point of contact for homeowners, architects, engineers, and designers to maintain open lines of communication throughout the build.
  • Contract and Vendor Negotiation: Skilled in identifying qualified subcontractors, soliciting pricing, and negotiating subcontracts with detailed, complete scopes of work.
  • Technical Administrative Proficiency: Ability to maintain all project-related documentation, including RFIs, change orders, as-built plans, permit submissions, and owner payment requisitions.
