They take the initiative and are resourceful. Mandatory: Minimum 3+ years ground-up experience as Project Manager on Commercial Projects, Multi Family experience a plus. Candidate must have excellent communication, management, customer service, problem-solving, organizational skills, and a strong focus on safety. This person will drive the schedule and quality of the project through the field staff. Responsible for managing a team of Superintendents and field staff across multiple multifamily projects, reporting directly to the Director of Construction Operations. Responsibilities of the Construction Project Manager, Multifamily: Not an exhaustive list. Design: - Provide feedback to Preconstruction during Construction to improve product. Contracting & Buyouts - Review the scope of works during the buyout to ensure all areas of Construction are covered. Site Management - Manage all phases of the construction process and the project schedule throughout the project to ensure the project is completed on schedule and budget. Establish strong relationships with field staff, engineers, architects, and trade partners. Communicate and Coordinate with Project Superintendent regarding onsite activities and future project needs. Evaluate, mentor, and assist in the training and development Field Team Ensure that Field Team is coordinating and communicating with Property Management Safety - Implement and monitor procedures to protect the health and safety of job site employees, visitors, and the public. Includes the job site safety plan, safety inspections, subcontractor insurance compliance, OSHA compliance, and maintaining current OSHA training. Submittals & RFI - Manage all aspects of construction RFIs and submittals to completion. Quality - Manage all aspects of quality control through the field staff. Hold field staff and trade partners accountable for building a quality product. Oversee all aspects of construction projects from planning to implementation. Allocate resources for assigned projects. Supervise onsite personnel and subcontractors. Manage a team of Superintendents and field staff across multiple multifamily projects. Interface with project inspectors, contractors, architects, engineers, city and county officials, and clients Negotiate with contractors to receive reasonable order costs. Maintain high standards of workmanship that adhere to original plans and specifications. Manage all aspects of construction RFIs and submittals to completion. Manage all aspects of quality control through the field staff. Hold field staff and trade partners accountable for building a quality product.
