About The Position

As a Construction Project Manager 1, you are part of a team responsible for taking Habitat's residential development projects from pre-acquisition due diligence through construction completion. You will coordinate with architects and engineers to produce site and building designs that meet Habitat standards, then work through the permitting phase to ensure timely approval and start of construction. During construction, you will work closely with the site team, trade partners, and project consultants to ensure the project is built to plan and stays on schedule and on budget. Requirements

  • 5+ years of progressive experience or 3+ years of progressive experience and relevant bachelor's degree
  • Proficiency in project management of new construction from design through certificate of occupancy
  • Ability to read and interpret architectural plan sets
  • Experience with building and maintaining project schedules and budgets
  • Excellent attention to detail, organization, and time management
  • Ability to manage multiple concurrent projects and deadlines
  • Excellent written and oral communication skills
  • Proficiency with Microsoft Office programs
  • Any combination of formal education, paid work experience, unpaid/volunteer experience, and life experience will be considered.

Responsibilities

  • Coordinate pre-acquisition due diligence site investigations
  • Manage the maintenance of properties awaiting development
  • Coordinate the selection and manage the performance of architects, engineers, and other project consultants
  • Work with internal and external stakeholders on preparation and submission of required land use and permit applications in coordination with project consultants
  • Work with permitting staff to ensure timely approval and issuance of required permits
  • Coordinate timing and scope of entitlement applications with permitting and construction schedules
  • Build and maintain project budgets and schedules
  • Review site and building plans for compliance with Habitat standards and best practices
  • Work with project team to prepare scopes of work and select trade partners for construction phase
  • Participate in neighborhood meetings and other public events
  • Work with project team to ensure projects stay on schedule and budget from ground-breaking through certificates of occupancy
  • Coordinate RFIs to address trade partner questions and resolve issues
  • Address issues encountered during construction with project team
  • Resolve trade partner performance and contractual issues
  • Participate in organizational process development and improvement
  • Conduct historical budget and construction cost analyses
  • Collaborate with other departments to secure project funding
  • Attend conferences and other industry events
  • Participate in recruitment of trade partners
  • Participate in cross-departmental committees
  • Assist with interviewing and training new employees
