About The Position

The Construction Manager acts on behalf of the client to plan, direct and control all phases of construction management to ensure quality standards, budgets and agreed upon timeline are achieved. These managers coordinate and supervise the construction process from the conceptual development stage through final construction, making sure that the project gets completed on time and within budget. The individual in this role often works with owners, engineers, architects, and others who are involved in the process.

Requirements

  • An Associate’s or Bachelor’s degree in Architecture, Engineering, Construction Management, or related field is preferred
  • A minimum of seven (7) years in education or public works construction experience is required
  • Requires knowledge of the principals of cost estimating, scheduling, and contract administration.
  • Must be able to independently prepare technical analysis and cost estimates for proposed changes
  • Ability to accurately interpret construction contractual documents and contract modifications to determine cost of such change
  • Accurately analyzes situations and assists in developing contingencies for estimates
  • Must possess proficient oral and written communication and presentation skills and able to communicate effectively with a wide variety of people with diverse backgrounds of all levels and disciplines
  • Must be able to develop and maintain positive, cooperative, team-oriented relationships with co-workers, supervisors, managers, clients, and others in contact with the job
  • Must have strong customer service orientation and assess customer needs and ensure delivery/receipt of service when appropriate
  • Able to efficiently and effectively handle multiple and shifting priorities
  • Strong working knowledge of MS Office, as well as project management applications
  • As a condition of employment Gafcon PM-CM LLC will require proof of your legal ability to work in the United States and conduct a background check.

Responsibilities

  • Develop a strong understanding of the role that Gafcon is to serve in the project, including a thorough understanding of the scope of work, contract documents including drawings, specifications, design and construction contract as well as regulatory requirements associated with the project
  • Have an in-depth working knowledge of the Gafcon Project Management Policies and Procedures
  • Be prepared to discuss the project’s current scope, schedule, budget, current and potential challenges, delivery method, and execution status throughout the planning, design, and construction process
  • Ensure regular and timely reporting of the projects progress to advise of any conditions that would affect timelines or costs
  • Provide feedback to ensure adjustments are made on a timely basis with minimal disruption to the project
  • Promote open communication and collaboration between all parties to ensure that projects are completed with minimal disruptions and delays
  • Maintain computerized project reports as dictated by the project and by contractual obligations
  • Maintain accurate up to date information in the Gafcon Project Management Information System
  • Manage the selection of general contractors and trade contractors to complete specific phases of the project—which could include everything from structural metalworking and plumbing, to painting, to installing electricity and carpeting
  • Determine the labor requirements of the project and, in some cases, supervise or monitor the hiring and dismissal of workers
  • Oversee the performance of all trade contractors and are responsible for ensuring that all work is completed on schedule
  • Construction managers direct and monitor the progress of construction activities. This may be done through construction supervisors or other construction managers
  • Responsible for obtaining all necessary permits and licenses and, depending upon the contractual arrangements, for directing or monitoring compliance with building and safety codes, other regulations, and requirements set by the project's insurers
  • Oversee the efficient and timely delivery and use of materials, tools, and equipment; worker safety and productivity; and the quality of the construction.
  • Review, evaluate and recommend changes to project documents as required by project needs
  • Assist in the establishment of a master schedule to ensure that the project is completed within agreed upon time and cost constraint
  • Monitor construction to ensure that project is completed in compliance with agreed upon quality standards and specifications
  • Complete special projects on an as needed basis
