About The Position

The Construction Associate assists the Assistant Construction Manager (ACM) and Senior Construction Manager (SCM) both administratively and at the onsite level, executing capital improvement projects. They are responsible for performing site inspections, quality control audits, job site safety, assisting with determination of level of completion for pay applications, change orders, Requests for Information (RFI), punch lists, warranty requests, and similar construction administration (CA) duties. In some cases, they will complete hands on work to complete smaller aspects of projects conjunction with onsite teams and contractors.

Requirements

  • Bachelor’s degree from a four-year college or university is preferred, high school diploma or equivalent is required
  • 2+ years’ experience in onsite project supervision
  • 3 + years’ experience in construction; or equivalent combination of education and experience
  • Ability to establish priorities, manage time effectively
  • Ability to multi-task
  • Ability to handle and resolve unexpected problems and handle changes in priorities in a fast-moving, fluid environment
  • Ability to work well with onsite staff, customers, supervisors, corporate office associates and vendors
  • Works and proceeds with objectives and projects independently
  • Takes ownership to personally resolve customer problems. Committed to following up with customers in all instances in a timely manner.
  • Knowledge of general construction practices and permitting/zoning requirements
  • Excellent planning, organizational skills, and attention to detail
  • Excellent negotiation skills

Responsibilities

  • Smartsheet management
  • Assisting with due diligence on acquisitions to include InfoTycoon
  • Construction material ordering and handling
  • Assisting with bidding, procuring, and contracting third party vendors
  • Maintaining all project schedules, department communication, punch list, and warranty issues
  • Assures compliance with all OSHA, EPA, Federal, State, or local codes and guidelines
  • Frequent inspections of work performed by renovation specialists and report findings to the ACM and SCM, minimum of once per month
  • Establish contract service scope of work, standards, and pricing with vendors for renovations
  • Review all means and methods for unit renovations in order to ensure cost effective methods are used to meet our standards including outside contract services and training support
  • Improve process and standards for purchases of parts and supplies for renovations to ensure the best quality and price available and negotiating costs
  • Improve Cost Per Unit at each community as it relates to renovation parts, supplies, and renovation related contract services
  • Increase efficiency by minimizing man hours per unit
  • Increase unit production to meet or exceed budget
