The Role: The Compliance & Leasing Specialist is responsible for supporting daily leasing operations while ensuring full compliance with affordable housing regulations and company policies. This role manages applicant processing, resident recertifications, lease renewals, and compliance documentation to maintain program eligibility, maximize occupancy, and support high-quality resident service. This position works closely with the Property Manager, Compliance team, and site staff to ensure regulatory requirements (LIHTC, HUD, and/or other affordable housing programs) are met accurately and on time. The incumbent in this role must possess a high degree of professionalism and positive engagement for our residents and the workforce.

Requirements

  • 2+ years of experience in leasing or property management
  • Experience with affordable housing compliance (LIHTC and/or HUD preferred)
  • Knowledge of Fair Housing laws and regulations
  • Strong attention to detail and organizational skills
  • Excellent written and verbal communication skills
  • Proficiency with property management software and Microsoft Office

Nice To Haves

  • Affordable housing certifications (e.g., COS, TCS, HCCP, or similar)
  • Experience with audits and agency file reviews
  • Extensive computer knowledge, Windows (Word, Excel, PowerPoint, Access) internet and e-mail.
  • Working knowledge of Yardi Voyager Property Management software.
  • Excellent verbal and writing communication skills
  • Bilingual (English/Spanish) is a plus

Responsibilities

  • Serve as a primary point of contact for prospective and current residents, providing professional, courteous, and compliant customer service in person, by phone, and via email.
  • Greet and assist visitors and applicants, respond to inquiries, and route communications as appropriate.
  • Manage and maintain the applicant waiting list in accordance with program guidelines, including conducting applicant interviews to determine eligibility and continued interest.
  • Conduct individual or group applicant briefings to review household composition, income, allowances, program requirements, and resident obligations under applicable housing programs.
  • Explain program rules, lease terms, and compliance requirements, including grounds for termination of assistance when applicable.
  • Determine household eligibility by accurately calculating annual income, allowances, utility allowances, and contract rent in accordance with HUD and/or LIHTC regulations.
  • Prepare and process leases, renewals, certifications, and recertifications in a timely and accurate manner.
  • Maintain resident files in electronic and/or paper format, ensuring documentation is complete, accurate, properly verified, and audit-ready at all times.
  • Perform administrative support duties related to leasing and compliance, including data entry, filing, document management, correspondence, and reporting.

  • Ensure full compliance with all applicable affordable housing regulations, including HUD, Section 8, LIHTC, Fair Housing, and company policies.
  • Partner with the Compliance Department and Community Manager to address potential compliance issues, housing violations, or liability concerns promptly and appropriately.
  • Maintain accurate compliance tracking and documentation for certifications, recertifications, rent calculations, and eligibility determinations.
  • Support agency audits, file reviews, and internal compliance monitoring by providing complete and organized documentation.
  • Remain current on regulatory changes and participate in required compliance training as assigned.
