About The Position

The Community Manager is responsible for the operational, financial, and team performance of a multifamily portfolio totaling 520+ units across multiple properties in the Crossville, TN market. This role serves as the primary on-site leader and operational partner to senior leadership, ensuring strong occupancy, asset performance, resident satisfaction, and team accountability across all assigned communities. This is a high-volume, multi-site leadership role requiring strong organizational skills, financial oversight, and the ability to manage competing priorities across multiple properties simultaneously. Requirements

  • 4+ years of multifamily property management experience
  • Experience managing large sites or multi-property portfolios strongly preferred
  • Proven leadership experience supervising on-site teams
  • Strong understanding of budgeting, financial reports, and operational performance metrics
  • Experience with property management software (AppFolio, Yardi, RealPage, or similar)
  • Solid knowledge of Fair Housing and property management compliance
  • Multi-site operational leadership
  • Strong financial and business acumen
  • High accountability and ownership mindset
  • Excellent conflict resolution and decision-making skills
  • Exceptional organization and time management
  • Professional communication with residents, vendors, and executive leadership
  • Frequent travel between multiple properties within the Crossville portfolio
  • Regular walking of property grounds, vacant units, and stairways
  • Ability to lift up to 30 pounds and conduct physical inspections
  • Valid driver’s license and reliable transportation required

Responsibilities

  • Oversee day-to-day operations across multiple multifamily communities totaling 520+ units
  • Ensure each property maintains company standards for curb appeal, safety, maintenance, and overall condition
  • Conduct regular site inspections and implement corrective action plans as needed
  • Coordinate unit turns, renovations, preventative maintenance, and capital improvement projects
  • Partner closely with maintenance leadership to ensure timely completion of work orders and turns
  • Manage portfolio performance to meet or exceed budgeted occupancy, revenue, and expense targets
  • Monitor operating expenses and maintain cost control across all assigned properties
  • Review delinquency, collections, and financial trends and implement corrective strategies
  • Assist with annual budgeting, forecasting, and reforecasting as needed
  • Provide monthly variance reporting and operational narratives to senior leadership
  • Oversee leasing performance, renewals, and retention strategies across the portfolio
  • Analyze market trends and competitor data to support pricing and marketing strategies
  • Ensure consistent leasing standards and Fair Housing compliance across all communities
  • Collaborate with leasing teams to improve traffic conversion and occupancy stability
  • Supervise, coach, and support on-site leasing and maintenance staff across multiple properties
  • Partner with Human Resources on recruiting, onboarding, performance management, and corrective action
  • Foster a culture of accountability, professionalism, and operational excellence
  • Provide ongoing training and development to strengthen team performance
  • Promote high resident satisfaction through responsive communication and service standards
  • Manage escalated resident concerns, complaints, and complex situations professionally
  • Ensure compliance with Fair Housing laws, company policies, and operational procedures
  • Maintain accurate documentation of incidents, resident interactions, and operational matters
  • Manage vendor relationships, contracts, and service quality across all properties
  • Ensure compliance with safety standards, inspections, and applicable regulations
  • Coordinate third-party services, inspections, and property-level projects
  • Provide regular operational updates to Senior Leadership and Ownership
  • Track and report on occupancy, collections, and maintenance performance
  • Respond promptly to internal leadership requests and portfolio needs
